About Eaton Place
Eaton Place is a residential building in JVC District 15, Jumeirah Village Circle, Dubai, developed by Ellington Properties. Property research source propsearch.ae, which also publishes the building's own Dubai Land Department (DLD) transaction history, describes it as a completed mid-rise development. The developer's own website independently confirms the same building under the same project name as part of its Jumeirah Village Circle (JVC) portfolio, and both Bayut and Tanami Properties list it as an Ellington-developed project in JVC as well.
Construction began in December 2016 and the building was completed in September 2019, per propsearch.ae, with an estimated handover of December 2018 noted in the same construction timeline. The architectural consultant was Al Wasl Al Jadeed Consultants, and the main building work was carried out by Reem Capital Contracting. According to the Land Department, the project was valued at AED 51,626,000 at the time of registration, an estimate submitted by the developer prior to construction. The plot itself was originally earmarked for a different, since-cancelled development, Zareen Residences, before Eaton Place was built on the site.
Eaton Place should not be confused with two other, entirely separate projects that share part of its name. Eaton Square is a 20-storey office building under development in Meydan Horizon, Mohammed Bin Rashid City, a different building type in a different area, though developed by the same company, Ellington Properties. Eaton Residences, International City 2 is a separate residential building in a different community altogether, developed by Resource One Investment Ltd, with no connection to Ellington Properties or JVC.

Pricing figures above are sourced from Dubai Land Department transaction records and Bayut's own market data; they are a general guide, not a live quote. A small number of transaction records published by propsearch.ae for this building show unusually low prices per square foot (well below AED 100 per sq ft) that are inconsistent with the rest of the building's sale history; these outlier records were excluded from the figures above rather than presented as representative market prices.
Airbnb & Short-Term Rental Income Potential
Dubai Land Department transaction records classify units at Eaton Place under the standard residential "Flat" sub-type, not a hotel-apartment classification, so the building follows the usual freehold-apartment route for a Dubai holiday-home permit rather than needing to go through a building management company. See Royale Stays' Dubai holiday home permit guide for how a DTCM permit application generally works for a freehold owner in this position, covering eligibility, required documents and the general approval process. JVC is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no active-management history or earnings figures are implied for this specific building.
Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance.
