Orra The Embankment is a residential and hotel-apartment complex in Jumeirah Lake Towers (JLT), within the Al Thanyah Fifth DLD-registered area of the wider DMCC Master Community. It was developed by Orra Real Estate Development (marketed under the Orra Group brand), on the site of a since-cancelled commercial project originally called Corporate Tower. The complex consists of two connected towers, one rising 48 storeys and one rising 14 storeys, together totalling around 470 fully furnished units. The taller tower offers non-branded, fully furnished studio, one, two, three and four-bedroom apartments, while the shorter tower has operated as Marriott Executive Apartments JLT, a branded extended-stay hospitality concept, since it opened in June 2026.
The project has a long development history: land records show an initial project trace in November 2008, with construction formally starting in December 2013. The original estimated handover was April 2021, but the building was not fully finished and its Marriott-operated tower did not open until Q2 2026, a significant multi-year delay from the original schedule. The architectural design was handled by Al Hawraa Engineering Consultants, with the main construction contract carried out by China Railway 18th Bureau Group.

The 14-storey tower, operated as Marriott Executive Apartments JLT, comprises 150 fully furnished one, two and three-bedroom apartments, each including bedding, a fully equipped kitchen, washer and dryer, high-speed internet, a workspace and entertainment facilities, in line with Marriott's extended-stay format. Dubai Land Department transaction records for the building show recorded residential apartment sizes including a 1,376 sq ft one-bedroom and a 1,500 sq ft two-bedroom.
Unit mix for the Marriott-operated tower (150 fully furnished 1, 2 and 3-bedroom apartments) is 2-sourced: propsearch.ae's DLD-fed building guide and the developer's own site (orra.ae), which independently describes the same tower as offering 'studios, one-bedroom, and two-bedroom MEA Hotel apartments' in its dedicated Tower B copy, a partial mismatch (no three-bedroom mentioned in that specific passage). The 303-unit figure and studio-to-four-bedroom mix for the taller tower is single-sourced to the developer's own site; a building-wide total unit count broken down consistently across both sources was not available, so the two towers' figures are presented separately rather than combined into a single unverified total beyond the general 470-unit project figure (see About section).

The Marriott-operated tower adds its own level-4 infinity pool with a pool bar, a glass-walled padel court, a separate 2,000 sq ft gym with steam and sauna rooms, daily housekeeping, 24-hour in-room dining, business meeting spaces and further retail and dining options, in line with Marriott's global extended-stay service standard.

Dubai Land Department transaction records show a genuine residential sale at Orra The Embankment on 26 June 2026: a 1,376 sq ft one-bedroom unit for AED 1,792,000, around AED 1,302 per sq ft. A separate DLD record from 21 July 2026 shows a 1,500 sq ft two-bedroom unit registered at AED 1,804,299, but that record is logged as a Gift/Grant transfer rather than an open-market sale, so it is disclosed here as a reference point only, not a comparable market price. Property Finder's 12-month aggregate for the building shows an average sale price of around AED 1,490,173 and an average of about AED 1,055 per sq ft, down 7.91% year on year, with 57 apartments listed for sale at the time of writing.

Several other DLD records for this building (e.g. a 9,654 sq ft '9-bed flat' and a 718 sq ft '4-bed flat') show internally inconsistent room-type/size combinations typical of bulk Gift-transaction data entry and were excluded as unreliable for a per-unit price comparison.
Airbnb & Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including at Orra The Embankment, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area.
