About Orchid

Orchid is a multi-building residential complex, Orchid Building A and Orchid Building B, in DAMAC Hills, also known as Akoya by DAMAC, in the Al Hebiah Third area of DubaiLand, Dubai. It was developed by Damac Properties, through its development entity Damac Crescent Properties, according to Dubai Land Department construction records, confirmed directly by the developer's own site. Ground broke around June 2014, and Land Department milestone data shows construction substantially finished by January 2018, following an original 2017 handover estimate.

Each of the complex's two towers rises 10 storeys, holding a mix of studio, one, two and three-bedroom apartments, classified in every sampled Land Department transaction as standard residential flats, not hotel apartments. Dubai Land Department records the project under "DAMAC HILLS, ORCHID," part of the wider DAMAC HILLS master project, with individual sale records tagged to Orchid A or Orchid B specifically. Over 50 open-market sale transactions are on file for the building, and the Land Department's own pre-construction estimate valued the project at around AED 66.7 million.

Orchid in DAMAC Hills should not be confused with three similarly named developments elsewhere in Dubai. Orchid at Creek Beach is a separate development in the Dubai Creek Harbour masterplan. Azizi Orchid, Al Furjan is a distinct tower built by Azizi Developments. Binghatti Orchid, JVC is a distinct tower built by Binghatti in Jumeirah Village Circle. This page covers only the Orchid complex inside DAMAC Hills.

Unit Types at Orchid

Orchid's two towers hold studio, one and two-bedroom apartments, confirmed via individual Dubai Land Department sale records across both Orchid A and Orchid B; the developer's own site also describes three-bedroom units within the complex. Every unit reviewed carries an allocated parking space.

Detailed per-unit size ranges were not consistently published across the sources checked, though individual transaction records show sizes from around 433 to over 1,500 sq ft depending on layout. Every Land Department transaction record sampled classifies Orchid units as standard residential "Flat" units, not hotel apartments or villas.

Amenities at Orchid

Per the developer's own building description, Orchid offers a shared swimming pool with a dedicated deck area, a fully equipped gymnasium, children's play areas and landscaped gardens, secure underground parking and on-site retail spaces, with 24-hour security and CCTV monitoring. Allocated parking is independently confirmed on every Land Department transaction record reviewed.

The wider DAMAC Hills community is close by, including Trump International Golf Club Dubai, Damac Hills Park (0.3 km) and a Fitness First gym around 0.9 km away at Damac Mall.

Transportation & Access

Orchid has no metro or tram line directly on site, so a car is effectively essential, as with most of DAMAC Hills. From Orchid, drive times run roughly 31 minutes to Dubai Mall, 26 minutes to Palm Jumeirah, 28 minutes to Burj Al Arab and 30 minutes to The Walk at JBR.

Dubai International Airport (DXB) is about a 36-minute drive and Al Maktoum International Airport (DWC) around 29 minutes.

Airbnb & Short-Term Rental Income Potential

Orchid's units are Dubai Land Department-classified as standard residential flats, so the usual owner-direct DTCM holiday-home permit route applies. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Orchid sits outside Royale Stays' current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here.
