About Jasmine

Jasmine is a twin-building residential complex, Jasmine A and Jasmine B, in DAMAC Hills, also known as Akoya by DAMAC, in the Al Hebiah Third area of DubaiLand, Dubai. It was developed by Damac Properties, through its development entity Damac Crescent Properties, according to Dubai Land Department construction records. Ground broke around mid-2014, and Land Department milestone data shows construction substantially finished by March 2018, following an original 2017 handover estimate.

Each of the complex's two towers rises 10 storeys, holding a mix of studio, one and two-bedroom apartments, classified in every sampled transaction as standard residential flats, not hotel apartments. Dubai Land Department records the project under "DAMAC HILLS, JASMINE," part of the wider DAMAC HILLS master project, with individual sale records tagged to Jasmine A or Jasmine B specifically. Over 50 open-market sale transactions are on file for the building, and the Land Department's own pre-construction estimate valued the project at around AED 66.4 million.

Jasmine in DAMAC Hills should not be confused with two similarly named developments. "Jasmine Apartments" at DAMAC Hills 2 (formerly Akoya Oxygen) is a separate Damac Properties project in a different master community, several kilometres from this one. Binghatti Jasmine, JVC is a distinct tower developed by Binghatti in Jumeirah Village Circle, covered on Royale Stays' own separate Binghatti Jasmine, JVC guide. This page covers only the original Jasmine complex inside DAMAC Hills (Akoya).

Unit Types at Jasmine

Jasmine's two towers hold studio, one-bedroom and two-bedroom apartments, confirmed via individual Dubai Land Department sale records across both Jasmine A and Jasmine B; a small number of larger units also appear on the open market from time to time, per current portal listings. Every unit reviewed carries an allocated parking space.

Detailed per-unit size ranges were not consistently published across the sources checked and are omitted here rather than estimated. Every Land Department transaction record sampled classifies Jasmine units as standard residential "Flat" units, not hotel apartments or villas.

Amenities at Jasmine

Confirmed building-level amenities include covered, allocated parking, present on every transaction record reviewed, central air conditioning and 24-hour security. Jasmine's own on-site recreational facilities were not consistently detailed across the sources checked, so no pool, gym or court claim is made here without confirmation.

The wider DAMAC Hills community is close by, including Trump International Golf Club Dubai, DAMAC Hills Park and a Fitness First gym around 0.8 km away at Damac Mall.

Transportation & Access

Jasmine has no metro or tram line directly on site, so a car is effectively essential, as with most of DAMAC Hills. From Jasmine, drive times run roughly 32 minutes to Dubai Mall, 26 minutes to Palm Jumeirah, 28 minutes to Burj Al Arab and 30 minutes to The Walk at JBR.

Dubai International Airport (DXB) is about a 37-minute drive and Al Maktoum International Airport (DWC) around 29 minutes.

Separately, brokerage-published asking prices for the building start from around AED 1,175,000. Owners weighing a purchase here can model likely returns with Royale Stays' Dubai property ROI calculator.

Airbnb & Short-Term Rental Income Potential

Jasmine's units are Dubai Land Department-classified as standard residential flats, so the usual owner-direct DTCM holiday-home permit route applies. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Jasmine sits outside Royale Stays' current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here. Royale Stays' Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%.

Royale Stays has no current partnership, affiliation, or commercial relationship with Damac Properties. This page is an independent building guide for owners and investors researching the project.
