Construction-progress figures conflict across sources: Property Finder's own tracker (cited above) shows roughly 16 percent as of its most recent update, while a separate propsearch.ae reading shows 90 percent for the same tower. Both sources agree on the Q1 2028 handover target, so that date is used with confidence; the progress percentage itself is disclosed as genuinely disputed rather than asserted as a single figure.

The peninsula has no Metro station of its own, and Royale Stays has not confirmed a Dubai Metro or Dubai Tram station within walking distance of Seapoint Tower 2, so most residents and guests are expected to rely on driving or ride-hailing to reach Dubai Marina, JBR and the wider city once the building is complete.

Property Finder lists a project-wide launch price from approximately AED 3.5 million for a one-bedroom apartment, with payment plans of either 10 percent at booking, 80 percent during construction and 10 percent on handover, or 10 percent at booking, 70 percent during construction and 20 percent on handover. A separate Tower 2-specific project record lists a 90/10 structure, with 10 percent down and nine further 10 percent instalments tied to construction milestones. These figures cover the wider Seapoint project rather than Tower 2 alone, and Royale Stays has not compiled its own Emaar Beachfront-specific market data covering resale prices, service charges or short-term rental performance, so no invented estimate is given here. Airbnb / Short-Term Rental Income Potential
Seapoint Tower 2 is still under construction, with handover anticipated in the first quarter of 2028, so there is no current occupancy or existing short-term rental activity to report for the tower itself. Once complete, short-term letting anywhere in Dubai, including at Seapoint Tower 2, will still require a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication and housekeeping between stays. Seapoint carries no hotel brand and no Vida-class prohibition, so a future owner DTCM application would follow the standard freehold process, not a routed-through-management-company case.
