About The Grandeur Residences

The Grandeur Residences is a residential development by ETA Star Property Developers on The Palm Crescent of Palm Jumeirah, part of the same wider complex as the Taj Exotica Resort & Spa. Construction began in March 2006 and the development was completed in July 2012, after launching in late 2008. It comprises 200 freehold, fully furnished apartments split across two low-rise, six-storey blocks named Mughal and Maurya, whose design draws on Indian palace architecture, plus 10 separate waterfront villas in a cluster named after the Indian emperor Ashoka.

The Grandeur Residences is sometimes referenced by the resort-naming variant "Palm Grandeur," which describes the same overall complex's spa and hospitality component. This page covers the 200 freehold residential apartments across the Mughal and Maurya blocks, not hotel rooms at the adjoining Taj Exotica Resort & Spa, which is a separately branded and operated hotel occupying the same development.

Unit Types

The Grandeur Residences' 200 apartments are one, two and three-bedroom units, plus three-bedroom penthouses, split between the Mughal block (suites named Akbar, Shah Jahan, Jehangir and Humayun) and the Maurya block (suites named Chola, Pallava, Rajput and Indus). Apartment sizes range from around 103 sqm (1,109 sq ft) up to roughly 350 sqm (3,767 sq ft). A separate cluster of 10 waterfront villas, named Ashoka, is also part of the development.


Amenities

The Grandeur Residences offers private beach access alongside shared swimming pools, a health club and gymnasium, and a spa. Other on-site amenities include restaurants, a helipad, a tennis court, basement and covered parking, and 24-hour security with concierge service.


Transportation & Access

The Grandeur Residences connects to Palm Jumeirah's internal road network via The Palm Crescent, with onward access to Al Sufouh Road and Sheikh Zayed Road towards the mainland. The Palm Monorail links the Crescent to the trunk of the Palm and Nakheel Mall, with Dubai Marina and JBR roughly 15 to 20 minutes away by car depending on traffic.


Dubai Land Department-registered sale transactions at The Grandeur Residences show a wide range by size and block. A one-bedroom apartment of 1,096 sq ft sold for AED 2 million in June 2026 (about AED 1,820 per sq ft). Two-bedroom apartments have sold from around AED 2.47 million up to AED 4.6 million depending on size and block, with per-square-foot prices ranging from roughly AED 1,400 to AED 2,480. A three-bedroom apartment of 2,564 sq ft sold for AED 6.5 million in June 2026 (about AED 2,540 per sq ft).

DLD-registered annual rental contracts recorded in 2026 show roughly AED 160,000 for a one-bedroom apartment, AED 150,000 to AED 200,000 for two-bedroom apartments, and around AED 300,000 for a three-bedroom apartment.


Airbnb / Short-Term Rental Income Potential

Palm Jumeirah is one of Dubai's most established short-term rental markets, and The Grandeur Residences already has a genuine presence across booking and vacation-rental platforms, with individual units listed by owners and operators on Airbnb and other holiday-home sites. The complex has no confirmed hotel-brand restriction on short-term letting for its freehold apartments, unlike Vida, the only confirmed exception under Royale Stays' permit policy, so the standard DTCM holiday-home permit route applies.
