Construction began in November 2013 and the row was completed in July 2015, per Propsearch's own Dubai Land Department milestone data.

Rather than a single tower or a mixed-use high-rise, the development comprises 14 three-storey houses, each built to a four-bedroom layout, confirmed independently by Dubai Land Department resale records for individual units including "Marwa Homes-1," "Marwa Homes-6," "Marwa Homes-9" and "Marwa Homes-10." Marwa Homes should not be confused with Marwa Homes 2 (a separate, later phase in JVC District 13, completed 2018), Marwa Homes 3 (District 14) or Marwa Homes 4, all later phases by the same developer in different parts of JVC, or with Marwa Heights, a separate, differently-named project also by New World Development in JVC.

The Dubai Land Department valued the project at an estimated AED 13,500,000 at the development stage. The developer's own later phases (Marwa Homes 3 and 4) are described inconsistently across sources as either complete or still upcoming, a discrepancy that does not affect this guide's subject, the completed Phase 1 development.
