About Vela

Vela is an ultra-luxury residential tower developed by OMNIYAT on the waterfront of Marasi Bay, Business Bay, designed by Foster + Partners with interiors by Gilles & Boissier. The tower is co-branded 'VELA, Dorchester Collection, Dubai' — Dorchester Collection supplies five-star lifestyle and concierge services to the building's freehold owners, but does not own, develop or operate Vela as a hotel. Dorchester Collection's actual hotel in this portfolio is a separate structure, The Lana, a short walk away on the same promenade.

Vela rises 150 metres across 30 floors and comprises 38 fully-furnished residences, making it the smaller of two sister towers sharing the Marasi Bay waterfront. Its larger twin, Vela Viento (95 residences, 180 metres, 41 floors), already has its own Royale Stays building guide. Arabian Construction Company (ACC Group) has been appointed main contractor for both Vela and Vela Viento. Handover for Vela is expected in the second quarter of 2027, one quarter ahead of Vela Viento's own Q3 2027 target.

Vela is not the same building as its larger sister tower 'Vela Viento' (95 separate residences), nor is it The Lana (Dorchester Collection's hotel in Marasi Bay) or The Lana Residences (a separate 32-storey, 39-home tower also managed by Dorchester Collection). All four are distinct OMNIYAT-developed structures sharing the same Marasi Bay waterfront and, in most cases, the same Dorchester Collection service brand.

Vela sits on the Marasi Bay waterfront island, a canal-front district within Business Bay immediately adjacent to Downtown Dubai and DIFC, with direct access to a landscaped marina promenade offering dining, boutiques and wellness spaces.

Vela comprises 38 residences across four categories. Marina Residences are three- to four-bedroom homes ranging from 4,253 to 7,374 sq. ft. Sky Residences, positioned higher in the tower, are also three- to four-bedroom homes, from 6,302 to 8,462 sq. ft. Four-bedroom Penthouses range from 11,048 to 11,727 sq. ft. A single five-bedroom Sky Palace crowns the collection, spread over three floors with 22,992 sq. ft. of living space, two private swimming pools, a private gym and a majlis.

Vela's curved facade wraps select residence terraces in L-shaped corner pools overlooking the marina, canal and Burj Khalifa. The tower's Sky Palace has its own dedicated amenities, spread over three floors: two private swimming pools, grand terraces, a private gym and a majlis. Dorchester Collection's lifestyle services extend to concierge and personal valet, doorman and porter service, and a la carte in-residence dining and housekeeping on request, the same five-star service line applied across its Marasi Bay portfolio.


Development Timeline & Status

OMNIYAT has appointed Arabian Construction Company (ACC Group) as main contractor for Vela (and its sister tower Vela Viento). Handover for Vela is expected in the second quarter of 2027.

Vela is still under construction and pre-handover as of this writing. It is not yet occupied and has no current residents, tenants, or short-term rental history.


Future STR Potential

Vela is a pre-handover, off-plan development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.

Once handed over, Business Bay's established demand for short-term stays, Vela's canal-front Marasi Bay location near Downtown Dubai and DIFC, and its five-star Dorchester Collection-branded services would make individual units realistic short-term rental candidates for owners. The building's own management company would arrange the necessary DTCM holiday-home permit, the standard route for hospitality-branded residential buildings in Dubai; Royale Stays has no confirmed prohibition here (Dorchester Collection’s own hotel brand line at this address is The Lana, a separate structure from Vela, the only confirmed strict prohibition on Royale Stays' own list is the unrelated Vida brand). Royale Stays' Airbnb management services are available from a fee starting from 15% once units are ready to let.
