About Rove Home Marasi Drive

Rove Home Marasi Drive is a 32-storey residential tower (plus 3 basement parking levels) rising on Marasi Drive in Business Bay, directly along the Dubai Water Canal and steps from the Marasi Promenade. It is developed by IRTH Group, through its subsidiary IRTH Development (also referenced as IRTH Signature Development LLC), and designed in collaboration with the Rove Hotels brand for its interiors, amenities and resident perks. Rove Hotels does not own, develop or sell the building; IRTH Group is the developer and seller of record, with Rove supervising elements of how the finished residences operate. Construction began in July 2024, with handover expected in the first quarter of 2027.

The tower will offer studios, 1-bedroom and 2-bedroom fully furnished apartments, ranging from roughly 341 to 1,058 square feet depending on layout, with residences occupying levels 5-21 and 24-31, a sky garden across levels 22-23, and a landscaped rooftop terrace above that. Interiors are designed with modular, space-maximising solutions by US-based Ori Living, alongside a Google Digital Home smart-living system.

Rove Home Marasi Drive is not an operating Rove hotel. Rove Hotels runs separate, staffed hotels elsewhere in Dubai (including Rove Downtown and Rove Dubai Marina); it collaborates on this project's branding and amenities only. It is also a different project from the nearby 'HQ by Rove' hotel planned at Marasi Bay, and from the other Rove Home branded residences in Dubai and Sharjah, each of which has its own separate developer (Rove Home Meydan Horizon: Al Ain Holding; Rove Home Aljada, Sharjah: Arada).

Location & Nearby Landmarks

Rove Home Marasi Drive sits on Marasi Drive in Business Bay, next to Al Asayel Street and directly along the Dubai Water Canal, roughly 8-12 minutes' drive from Dubai Mall and Burj Khalifa and about 18-20 minutes from Dubai International Airport.

Rove Home Marasi Drive joins Royale Stays' wider Business Bay Building Guide cluster alongside Tiger Sky Tower, Onda by Kasco and Regalia.

Unit Types

Rove Home Marasi Drive will comprise roughly 809 fully furnished units across three layouts: studios (roughly 341-416 sqft), 1-bedroom apartments (roughly 607-642 sqft), and 2-bedroom apartments (roughly 891-1,058 sqft), each with panoramic windows and private balconies. Ceiling heights start at 3 metres throughout. The total unit count of 809 is sourced from the developer's own official Rove Home listing and was not independently cross-confirmed by a second outlet during this research pass.

Amenities

Residents will have access to indoor and outdoor swimming pools, a children's pool, jacuzzi, a fully equipped indoor and outdoor gym, yoga lounge, padel and multipurpose sports courts, an outdoor cinema and BBQ terrace, a dedicated co-working space, Rove Cafe and an on-site convenience store, children's play areas, and a sky garden spanning levels 22-23 beneath a landscaped rooftop terrace with a stargazing area. An external stairway connects the amenities podium directly to the neighbouring park and the Marasi Promenade.

Development Timeline & Status

Construction on Rove Home Marasi Drive began in July 2024, following an initial design filing in February 2024. As of this writing the project is still under construction and pre-handover, with completion expected in the first quarter of 2027 (one broker listing states June 2027; the majority of sources point to Q1 2027).

The building is not yet occupied and has no current residents, tenants, or short-term rental history.

Future STR Potential

Rove Home Marasi Drive is a pre-handover, off-plan development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.

Once handed over, Business Bay's established demand for short-term stays, the building's canal-front, walkable location near Downtown Dubai and DIFC, and its fully furnished, smart-home-equipped apartments would make individual units realistic short-term rental candidates for owners. The building's own management company would arrange the necessary DTCM holiday-home permit, the standard route for hotel-brand-adjacent buildings in Dubai; Royale Stays has no confirmed prohibition here (Rove is not a Vida-brand hotel, the only confirmed strict prohibition on Royale Stays' own list). Royale Stays' Airbnb management services are available from a fee starting from 15% once units are ready to let.

Royale Stays has no current partnership, affiliation, or commercial relationship with IRTH Group, IRTH Development, or Rove Hotels. This page is an independent building guide for owners and investors researching the project.
