About Palm Beach Towers

Palm Beach Towers is a beachfront apartment development at the Gateway to Palm Jumeirah in Dubai, developed by Nakheel through its subsidiary The Palm Jumeirah Company. The project comprises three towers, reported at 51, 49 and 61 storeys, planned to hold an estimated 1,265 residences once complete. Construction on the site began in 2007 under the original project name The Palm Gateway: the towers were put on hold in 2009 after the supporting podium and monorail station were finished, and Nakheel relaunched the development under its current name, Palm Beach Towers, in June 2022, with sales for Tower 3 reopening that September.

Shapoorji Pallonji International, the same contractor active during the original 2007 to 2009 phase, was reappointed as main contractor after the 2022 relaunch. Nakheel's own project microsite markets one to four-bedroom residences and penthouses across the three towers, plus Podium Villas in Towers 2 and 3, larger homes built into the towers' shared podium base rather than standalone villas on one of Palm Jumeirah's Fronds. Dubai Land Department transaction records show active resale activity in 2026, including multi-million-dirham three and four-bedroom unit sales in Tower 2, so parts of the project appear to be at an advanced stage even without one confirmed sitewide completion date.

Royale Stays has not found a current, confirmed handover date for Palm Beach Towers. A widely cited completion estimate, first 2011 and later revised to Q1 2018, dates from the project's original 2007 launch and is clearly superseded by the 2022 relaunch, so it is not treated as current here. Palm Beach Towers should also not be confused with Palm Beach Residences, a separate Nakheel-linked Palm Jumeirah project that was cancelled and never built.

Palm Beach Towers sits at the Gateway to Palm Jumeirah, the entrance area where the island's trunk meets the mainland, with direct beachfront access and views over the Arabian Gulf and Dubai's skyline. The development is built above the Palm Monorail's Gateway station, the first stop on the line that runs the length of the trunk toward Atlantis The Palm.

Palm Jumeirah is one of Royale Stays' core operating areas, and the company already manages Airbnb listings across Palm Jumeirah, including at Palme Couture Residences on the trunk's western flank. Palm Beach Towers is planned to hold one to four-bedroom apartments, three-bedroom and duplex layouts, and a small number of penthouses spread across its three towers, alongside 32 beach-facing apartments called out separately in the developer's own marketing. Towers 2 and 3 also include Podium Villas, larger homes built into the towers' shared podium base with private entrances and enhanced privacy compared with the standard tower units: these remain part of Nakheel's single apartment complex, not standalone villas on one of Palm Jumeirah's Fronds. Nakheel's marketing also describes fully furnished interiors in Tower 3 by international design house B&B Italia or an equivalent, though final finishes on any pre-completion project can change before handover.


Amenities

Reported amenities include a 360-degree infinity pool, a sky lounge and viewing deck, an indoor gym, an outdoor yoga area, a spa, a business centre, a rooftop restaurant with a viewing gallery, a kids' pool, and a dedicated beach club and waterfront park with dining, retail, a barbecue area and a jogging track. The development also includes a landscaped podium deck on the 15th floor with a pool, sports courts and roughly 8,600 square feet of retail space, plus a 14-storey parking structure beneath the towers with close to 4,000 spaces, built together with the Palm Monorail's Gateway station between 2007 and 2009. As with any pre-completion project, the final amenity list may still change before every tower is handed over.


Transportation & Access

Palm Beach Towers sits directly above the Palm Monorail's Gateway station, the first stop on the line that runs the length of Palm Jumeirah's trunk to Atlantis The Palm, with onward road connections toward Dubai Marina and the wider mainland. Palm Jumeirah has no Dubai Metro station of its own, so most residents and guests still rely on private car, taxi or ride-hailing apps such as Careem for trips beyond the monorail's own route: Dubai Marina and Downtown Dubai are both roughly 20 to 30 minutes away by car depending on traffic, and Dubai International Airport is typically 25 to 30 minutes away.


Palm Beach Towers already has a live resale market even though parts of the project remain under development: Dubai Land Department-sourced transaction records show 2026 sales including a three-bedroom unit around AED 8.5 million and a four-bedroom unit around AED 11.8 million in Tower 2, at roughly AED 3,300 to AED 3,560 per square foot. Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including a future Palm Beach Towers unit, requires a valid DTCM holiday home permit. Palm Beach Towers is a standard Nakheel freehold residential development, not hotel-branded or serviced-apartment, so the permit is applied for directly once a unit is handed over, the same routing that applies at other Palm Jumeirah buildings Royale Stays already covers.

Because large parts of Palm Beach Towers are still under development, Royale Stays has no listings in this specific building today and there is no building-specific income history to report.
