Rose Gardens 2 should not be confused with Rose 2 (also called Rose Building 2), a separate, already-completed building in the same JVC District 12 sub-area developed by DAMAC Properties as part of Emirates Gardens 1 Rose, a different building with a different developer and history despite the near-identical name and shared sub-district. Roz Real Estate Development has also built Rose Gardens 1 in Jumeirah Garden City, Al Satwa, and Rose Gardens 3 in Arjan, Al Barsha South, both sharing the same developer and brand family as this building but sitting in entirely different parts of Dubai. Public sources disagree on this project's current status. Several developer-partner marketing sites describe it as an active off-plan project with an expected handover around Q4 2026. One independent, DLD-registration-tracking building guide (updated 26 Aug 2026) instead lists its status as cancelled, citing a successor project on the same plot. A registered sale transaction under this building's name was recorded as recently as April 2026, which does not sit cleanly with either read. Anyone considering this building, for short-term rental management or otherwise, should confirm its current construction status directly with the developer before treating any handover date here as fixed.

JVC District 12 sits on the southeast side of Jumeirah Village Circle, between Al Khail Road and Sheikh Mohammed Bin Zayed Road, with Hessa Street providing direct access.
