Marina Shores, Dubai Marina
Marina Shores is a 53-storey residential tower under construction on one of the last waterfront plots in Dubai Marina, developed by Emaar Properties and expected to be handed over in the fourth quarter of 2026. It will hold roughly 433 apartments and penthouses, from one-bedroom units to an ultra-luxury five-bedroom penthouse, with direct access to the Marina Promenade and a private beach. Royale Stays already manages short-term rentals across Dubai Marina for a fee starting from 15%, and will be ready for Marina Shores owners once the building is handed over.

About Marina Shores
Marina Shores is a 53-storey residential tower developed by Emaar Properties on what several independent brokers describe as one of the last remaining waterfront plots in Dubai Marina. Sales launched in the second quarter of 2022, construction began that December, and handover is most commonly cited for the fourth quarter of 2026 (PropSearch, Driven Properties and Excel Properties all agree on this window). Two minority sources give conflicting dates, a Q1 2026 handover from Sotheby’s International Realty and a Q4 2027 date from an unofficial sales-funnel microsite, neither treated as authoritative here given the weight of agreement elsewhere and Sotheby’s timeline reading as implausibly early against a December 2022 construction start for a 53-floor tower.
The tower will hold approximately 433 units: one to four-bedroom apartments, three to four-bedroom penthouses, and one ultra-luxury five-bedroom penthouse, with living areas ranging from 745 to 8,161 square feet. The plot itself has a notable history: it was originally allocated to a different, since-cancelled project named Miramar, and the tower sits directly adjacent to the Mohammad Bin Ahmed Al Mulla Mosque, one of only two large mosques in the Marina area.
As of this guide's publication (2026), Marina Shores has not yet been handed over. Figures above reflect developer and broker-listing data current at time of writing, not a completed building inspection.
Location & Nearby Landmarks
Marina Shores occupies a waterfront plot in Dubai Marina with direct access to the Marina Promenade and a private beach, roughly an 8-minute drive from Sheikh Zayed Road. Royale Stays’ Dubai Marina area guide covers how the wider community performs for short-term rentals.
No confirmed nearby-building adjacency data (the kind of Bayut "nearby buildings" feature available for completed towers) could be found for this still off-plan project, so this guide does not assert specific direct neighbours. Other Dubai Marina waterfront-tier buildings already covered on royalestays.com include Le Reve, Sukoon Tower and Six Senses Residences, all in the same general luxury waterfront segment of the Marina.
Unit Types
Marina Shores will offer one, two, three and four-bedroom apartments, three and four-bedroom penthouses, and a single ultra-luxury five-bedroom penthouse. Living areas span from 745 square feet at the smaller end up to 8,161 square feet for the largest penthouse, per PropSearch and Metropolitan Premium Properties, both agreeing on this range. Penthouse owners are set to receive private pool and deck space in addition to the building’s shared amenities.
Amenities
Planned amenities include direct private beach access, a marina and yacht club, an infinity-edge swimming pool, a gymnasium, sauna, steam room, a tennis court and a children’s play area, with private pools and decks reserved for penthouse residents. Three independent broker listings (Excel Properties, Fairfield Real Estate Dubai and sales-office-dubai.com) agree on this amenity set.
Transportation & Access
Marina Shores sits roughly an 8-minute drive from Sheikh Zayed Road, Dubai’s main highway artery. The Royal Meridian Bus Stop is about a 3-minute walk away, Dubai Marina Tram Stop roughly 9 minutes on foot, and Sobha Realty Metro Station (the nearest Dubai Metro option, formerly named Dubai Marina Metro Station) is a 9 to 10-minute walk per most sources, though one listing gives a less precise 20-minute figure.
Rental & Price Trends
As an off-plan project, Marina Shores does not yet have Dubai Land Department-published service charges or a resale transaction history, so this guide does not cite either. Broker listings widely quote a starting price point around AED 2,000,000 with an average listed price closer to AED 4,340,000, under a standard 10% down payment, 70% during construction, 20% on completion payment plan. These are broker-listing market figures current at time of writing, not Royale Stays company data, and off-plan pricing can move considerably before handover.
Airbnb / Short-Term Rental Income Potential
Because Marina Shores has not yet been handed over (expected Q4 2026), there is no occupancy or income data specific to this tower, and none is invented here. A targeted search for short-term listings under this building’s own name returned no genuine building-specific results, only developer and broker sales content, which is stated honestly rather than glossed over.
Dubai Marina is already an active Royale Stays service area. Across Royale Stays’ managed Dubai Marina apartments, the blended rate runs AED 921 a night at 88% occupancy: a one-bedroom averages AED 600 a night for around AED 16,406 a month, a two-bedroom AED 755 a night for roughly AED 20,712 a month, and a three-bedroom AED 1,092 a night for around AED 29,625 a month. These are area-level figures, cited as context for what an owner at Marina Shores might expect once the building is complete and let out, not a Marina Shores-specific claim.
Marina Shores is developed by Emaar with no Vida hotel branding, the site’s only confirmed short-term-letting prohibition, so once handed over, owners here are expected to follow the normal DTCM holiday home permit route, the same as other Dubai Marina towers. Royale Stays already runs the full operation for owners across Dubai Marina for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, and will be ready to support Marina Shores owners once handover happens. The wider operational approach is covered in Royale Stays’ guide to Airbnb property management in Dubai. Owners ready to plan ahead can submit their property for a free earnings estimate.
Income figures reflect Royale Stays' own managed Dubai Marina portfolio data, reviewed by Chris Veinbaums, DTCM-licensed operator, not a Marina Shores-specific earnings claim. Marina Shores has not yet been handed over.
