About Skyscape Altius

Skyscape Altius is the third and final phase of Sobha Realty's own "Skyscape" collection within Sobha Hartland II, following Skyscape Avenue and Skyscape Aura, per everhomes.ae's own direct description of the project. The tower rises to 85 storeys per four independent sources, including Sobha Realty's own official project page, and offers a mix of 1, 1.5, 2, 2.5 and 3-bedroom apartments, with sizes ranging from roughly 634 to 1,227 square feet across the sources that publish floor-plan data.

Construction is under way: propsearch.ae's own milestone log states the project's "first trace" was reached in May 2024, with construction itself starting in 2025. Handover is consistently targeted for Q4/December 2028 across four independent sources (propsearch.ae, everhomes.ae, vision-ary.com, insiderealty.ae) with no internal contradiction disclosed by any of them. As of 2026, no unit at Skyscape Altius has been handed over to owners, and this guide is written accordingly: it does not present any current income, occupancy or resident figure for the building, because none exists yet.

The tower's exact storey count varies by source: propsearch.ae states "91 storeys" and separately labels it a "Supertall skyscraper," while four other sources (including Sobha Realty's own official project page) consistently state 85 storeys. This guide treats 85 as the primary, developer-corroborated figure and discloses the 91-storey outlier rather than silently dropping it. Total unit count is genuinely unconfirmed: only one source (whitewill.ae) states a total ("744" apartments, alongside a separate "121" figure that reads as a live for-sale listing count rather than a fixed building fact), not corroborated by any other source, so no total unit count is asserted on-page. Separately, "Altius" is not a unique name in the built environment: Altus Towers is an unrelated Emaar development in Dubai Creek Harbour, and Altius Centre is an unrelated 1970s office skyscraper in Calgary, Canada. Three independent sources corroborate a consistent pool, gym, sports-court and landscaped-garden theme. Everhomes.ae cites waterfront patios, a swimming pool and children's playgrounds, plus a fitness center, adult and children's pools, sports courts, BBQ and leisure areas and landscaped gardens. Insiderealty.ae adds zen and sensory gardens, indoor and outdoor gyms, jogging tracks, an infinity pool, a wave pool, an open-air theatre, a music room, a library and dedicated children's play areas. Whitewill.ae's own spec list separately mentions a surf simulator, a jacuzzi, a steam room and sauna, a video game room, concierge service and an infinity-pool terrace with lounge areas. The building also includes a five-level parking structure, per everhomes.ae.

Skyscape Altius sits at the intersection of Ras Al Khor Road (E44) and Al Ain-Dubai Road (E66), per everhomes.ae, giving direct road access toward Downtown Dubai and the wider Dubai-Al Ain corridor. As noted above, propsearch.ae's own direct-fetched drive-time data places Dubai International Airport (DXB) roughly 19 minutes away by car and Al Maktoum International Airport roughly 41 minutes away.


Three independent sources (everhomes.ae, vision-ary.com, insiderealty.ae) agree tightly on a starting price of roughly AED 1.56 million (specifically AED 1,565,176 per everhomes.ae's own floor-plan data). A fourth source (whitewill.ae) lists a higher starting figure of AED 1,940,000, which this guide discloses as a differing figure, most plausibly reflecting a different unit type or a later listing snapshot, rather than treating it as the headline starting price.
