About Westar Azure
Westar Azure is a freehold townhouse row in JVC District 12, part of Jumeirah Village Circle, developed by Westar Properties. Rather than a single tower or a mixed-use high-rise, the development comprises 13 individual townhouses arranged in a low-rise row, each rising three storeys above a basement level, with a multi-use basement den in every unit.
Construction began in May 2022, and Dubai Land Department transaction records already show "Ready property" sales at Westar Azure from September 2023 onward, consistent with a July 2023 completion date. All 13 townhouses follow a four-bedroom layout, described by the developer as combining contemporary functionality with minimalist elegance.
One source disagrees on several details: dubricks.com's structured project field lists 14 units rather than 13, and its own completion-related fields (an "Anticipated Completion Date" of December 2024 and a "Handover Date" of March 2027) conflict with both the developer's own website (which states August 2024) and the Dubai Land Department transaction record above, which together support the building already being complete and selling as ready property by 2023. The 13-unit figure and 2023 completion are used here as the better-supported reading. Westar Properties has also developed other similarly-named JVC townhouse projects, including Westar Crest (also District 12) and Westar Vista (District 13); this guide covers Westar Azure specifically. Westar Azure should also not be confused with Binghatti Azure, a separate JVC apartment tower by an unrelated developer, or with Azure Residences, an unrelated apartment building on Palm Jumeirah. One real estate marketing listing (goldmark.ae) names "Sherwoods International Properties LLC" as the project's developer; this appears to be the sales/marketing agent quoted in the original launch press release rather than the actual developer, since Westar Properties' own website, propsearch.ae and dubricks.com all independently confirm Westar Properties as the developer.
Location & Nearby Landmarks
Westar Azure sits in Jumeirah Village Circle, District 12, the same district as the already-covered Westar Crest, close to The Els Golf Club (roughly 1.7 to 2 km away) and Circle Mall, with Dubai Miracle Garden roughly 2.9 km away. The Westar Vista, another Westar Properties townhouse row, sits nearby in District 13, and Indigo Ville 8, an unrelated freehold townhouse cluster developed by Indigo Group, sits a short drive away in District 15.
By car, Westar Azure is roughly 22 to 24 minutes from Dubai Mall, 18 to 20 minutes from Palm Jumeirah, 19 to 21 minutes from Burj Al Arab and 22 to 24 minutes from The Walk, JBR. Dubai International Airport (DXB) is roughly 29 minutes away and Al Maktoum International Airport roughly 34 minutes away.
Drive times are approximate, based on typical traffic conditions, and will vary by time of day. Distances reflect District 12's general position within JVC, consistent with the neighbouring Westar Crest development.
Unit Types
Westar Azure holds 13 townhouses (per the developer's own project page; a third-party portal, dubricks.com, lists 14) across three storeys plus a basement level, all built to a four-bedroom layout. The developer describes a multi-use basement den that can serve as a home office, playroom, cinema, extra bedroom, maid's room or storage space. Dubai Land Department transaction records show sizes most commonly around 1,666 square feet, with at least one larger recorded unit at 2,198 square feet. Marketing material at launch cited a larger 3,128 square foot townhouse size, and dubricks.com separately lists a 2,340 square foot plot with a 2,135 square foot built-up area; these figures do not reconcile cleanly with each other or with the transaction data, so no single unit-size figure is treated as definitive here.
Amenities
Unlike some of its JVC townhouse-row peers, Westar Azure was marketed with its own swimming pool and barbecue area alongside a gymnasium, landscaped garden and lawn space, per both the developer's launch material and a third-party project listing (dubricks.com). Residents also have access to nearby JVC community amenities, including Circle Mall for everyday shopping, dining and cinema, and The Els Golf Club and Jumeirah Golf Estates Golf Course, both within about 2 km.
Transportation & Access
JVC has no Metro station of its own. The nearest operating stations sit on the Red Line toward Mall of the Emirates and Dubai Internet City, reached from JVC via RTA bus routes. As with the rest of the community, most residents at Westar Azure rely on a car or taxi for day-to-day travel.
Rental & Price Trends
Dubai Land Department Sale-type transaction records reproduced by propsearch.ae show recent sales at Westar Azure including AED 4,000,000 for a 1,666 sq ft unit (March 2026, AED 2,401 per sq ft), AED 3,300,000 for a 1,666 sq ft unit (January 2025, AED 1,981 per sq ft), AED 3,300,000 for a larger 2,198 sq ft unit (June 2024, AED 1,501 per sq ft) and two further sales in September 2023 at AED 3,057,600 and AED 2,999,360, both for 1,666 sq ft units. Propsearch.ae records 25 total sale transactions for the development.

Airbnb / Short-Term Rental Income Potential
No building-specific prohibition on short-term letting was found for Westar Azure. Westar Properties is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold villa or townhouse.
Royale Stays' confirmed villa-management markets are Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, and JVC townhouses like Westar Azure sit outside those confirmed markets today, so no building-specific earnings figure is quoted here. Royale Stays does actively manage JVC short-term rentals on the apartment side of the community; the wider JVC Airbnb management guide covers that in more depth. Royale Stays manages Dubai holiday homes from a fee starting from 15%, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of property type.
Royale Stays has not independently confirmed a live Airbnb listing at Westar Azure at the time of writing; figures above describe the company's real Mag City/DAMAC Hills villa-management track record for context, not a Westar Azure-specific guarantee.
