About Westar Crest

Westar Crest is a freehold townhouse row in JVC District 12, part of Jumeirah Village Circle, developed by Westar Properties. Rather than a single tower or a mixed-use high-rise, the development comprises 13 individual townhouses arranged in a low-rise row, each rising three storeys above a basement level used for parking.

Construction began in 2018 and the row was completed in 2020. All 13 townhouses follow a four-bedroom layout, with two dedicated parking spaces allocated to each unit, plus a private terrace, a maid's room, a balcony and en-suite bathrooms, per the developer's own published unit summary.

Westar Crest was originally launched under the name "Westar Corona" and renamed upon completion. The project's plot was, at an earlier stage, earmarked for a different, since-cancelled development. Westar Properties has also developed other similarly-named JVC townhouse projects, including Westar Azure and Westar Vista; this guide covers Westar Crest specifically. Westar Crest should also not be confused with Binghatti Crest, a separate JVC apartment tower built by an unrelated developer, Binghatti Developers.

Location & Nearby Landmarks

Westar Crest sits in Jumeirah Village Circle, District 12, close to Khansoor Park and Eisbej Park (roughly 0.3 km) and Henna Park (roughly 0.5 km), with The Els Golf Club roughly 1.7 km away and Dubai Miracle Garden roughly 2.9 km away. The nearby Indigo Ville 8, another freehold townhouse cluster in JVC, sits a short drive away in District 15. Westar Properties has also developed the nearby Westar Azure, a separate 13-townhouse row also in District 12.

By car, Westar Crest is roughly 23 minutes from Dubai Mall, 18 minutes from Palm Jumeirah, 20 minutes from Burj Al Arab and 23 minutes from The Walk, JBR. Dubai International Airport (DXB) is roughly 29 minutes away and Al Maktoum International Airport roughly 35 minutes away.

Drive times are approximate, based on typical traffic conditions, and will vary by time of day.

Unit Types

Westar Crest holds 13 townhouses across three storeys each, with a basement level used for parking, all built to a four-bedroom layout. Each townhouse comes with two dedicated parking spaces, a private terrace, a maid's room, a balcony and en-suite bathrooms, per the developer's own published unit summary.

Amenities

As a low-rise townhouse row rather than an apartment tower, Westar Crest does not carry pool or gym facilities of its own. Residents have access to nearby JVC community parks, including Khansoor Park and Eisbej Park both within roughly 0.3 km, plus The Els Golf Club and Jumeirah Golf Estates Golf Course, both within about 2 km, along with Circle Mall for everyday shopping, dining and cinema, and nearby supermarkets, salons, pharmacies and a kids' play area within the immediate neighbourhood.

Transportation & Access

JVC has no Metro station of its own. The nearest operating stations sit on the Red Line toward Mall of the Emirates and Dubai Internet City, reached from JVC via RTA bus routes. As with the rest of the community, most residents at Westar Crest rely on a car or taxi for day-to-day travel.

Dubai Land Department-derived transaction data reproduced by dubricks.com show two recorded sales at Westar Crest: one at AED 3,200,000 (roughly AED 979 per sq ft) and a second, more recent record at AED 3,365,000 (roughly AED 1,054 per sq ft). With only two recorded transactions from a single source, no confident annual price trend can be drawn; the figures are shown as-is from that source's own transaction record rather than a formal average or index.

Figures are individual Dubai Land Department-derived transaction records reproduced by dubricks.com and were not independently cross-verified against a second source this session.

Airbnb / Short-Term Rental Income Potential

No building-specific prohibition on short-term letting was found for Westar Crest. Westar Properties is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold villa or townhouse.

Royale Stays' confirmed villa-management markets are Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, and JVC townhouses like Westar Crest sit outside those confirmed markets today, so no building-specific earnings figure is quoted here. Royale Stays does actively manage JVC short-term rentals on the apartment side of the community; the wider JVC Airbnb management guide covers that in more depth. Royale Stays manages Dubai holiday homes from a fee starting from 15%, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of property type.

Royale Stays has not independently confirmed a live Airbnb listing at Westar Crest at the time of writing; figures above describe the company's real Mag City/DAMAC Hills villa-management track record for context, not a Westar Crest-specific guarantee.

No. Westar Crest is a 13-unit townhouse row by Westar Properties in JVC District 12, while Binghatti Crest is a separate apartment tower by Binghatti Developers elsewhere in JVC. The two developments share only the word 'Crest' in their names and are otherwise unrelated.
Yes. The project was launched under the name 'Westar Corona' and was renamed to 'Westar Crest' upon completion in 2020, per the developer's own project history.
Structurally, yes. No building-specific prohibition on short-term letting was found, and Westar Properties is not a hotel-branded developer with the kind of restriction that applies to buildings like Vida. Any owner would still need a DTCM holiday-home permit from the Department of Economy and Tourism before listing, the same standard requirement across Dubai.
Royale Stays' confirmed villa-management markets are currently Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, so it does not yet have a confirmed track record managing Westar Crest specifically. Royale Stays does actively manage JVC short-term rentals on the apartment side of the community, from a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications.
