YOUR GUIDE TO SMARTER, HIGHER-EARNING PROPERTY MANAGEMENT

Building Guide · Royal Amwaj Residences

Royal Amwaj Residences, Palm Jumeirah

Royal Amwaj Residences is a 456-unit apartment complex on the East Crescent of Palm Jumeirah, developed by Seven Tides International and handed over in 2013. Split across two residential clusters, North and South, the building sits beside the Anantara Dubai The Palm Resort & Spa and shares its beach, lagoon pools and spa with owners and guests, while staying a fully separate, owner-managed residential address. For anyone renting out a unit here short-term, that beach-and-resort access is a genuine selling point on top of the Palm Jumeirah address itself.

About Royal Amwaj Residences

Royal Amwaj Residences (North and South) is not the same address as the Anantara Dubai The Palm Resort & Spa hotel next door, and it is not the same building as the neighbouring Anantara Residences project further along the Crescent either (see the FAQ below for the difference). Royal Amwaj Residences is Seven Tides International's original Palm Jumeirah apartment development: 442 apartments plus 14 penthouses, launched around 2004 and handed over in 2013.

Not to be confused with Amwaj 3 or Amwaj 4 in JBR, a completely different building on a different stretch of Dubai's coastline. 'Amwaj' (Arabic for 'waves') is simply a common building name in Dubai.

Location and Nearby Landmarks

The East Crescent puts Royal Amwaj Residences on the outer arc of Palm Jumeirah, with sea views on one side and Atlantis The Palm visible along the curve of the island.

For a fuller picture of the whole island, from the Trunk to the Fronds and both Crescents, see Royale Stays' Palm Jumeirah area guide. Owners comparing other Crescent buildings can also look at Palme Couture Residences, Passo by Beyond and Sarai Apartments, three of the newest additions to this same stretch of the island.

Unit Types

Units run from studios of roughly 600 to 700 sq ft through one and two-bedroom apartments up to around 1,800 sq ft, with some larger three-bedroom layouts also on the market. Interiors lean into the Arabian-resort style the wider development is known for: arched windows, domed detailing on the North block, and sea-facing balconies on most units.

Amenities and Lifestyle

Because Royal Amwaj Residences shares its site with the Anantara resort, owners and their guests get access to a genuinely resort-grade amenity set without paying hotel rates for it.

That includes a private beach, three natural lagoon pools, the Anantara Spa, two tennis courts, a gym and several restaurants on-site. The residences themselves also have their own pool, gym and 24-hour security and concierge, separate from the hotel operation next door.

Transportation & Access

Royal Amwaj Residences is a five to ten-minute drive from the Palm Monorail, and around 20 minutes from Dubai Marina and JBR by car. Most residents and guests use a car, taxi or ride-hailing app to reach the wider island and the mainland.

Royale Stays has not independently verified a stable achievable resale or rental price specific to Royal Amwaj Residences beyond the confirmed unit sizes above, since portal-listed prices for this building vary widely by exact unit and view. Palm Jumeirah's East Crescent generally commands a premium over inland Dubai districts, and the building's resort-adjacent setting is a genuine part of that premium for both sale and rental comparisons.

Anyone evaluating a unit at Royal Amwaj Residences specifically as an income property should treat portal-level pricing as a starting reference only and confirm actual achievable rates for the exact unit before committing. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb and Short-Term Rental Potential

Short-term letting is already happening at Royal Amwaj Residences. At least one competitor management company has an active listing here, which is a useful real-world signal that both the permit process and the guest demand are proven at this address, not theoretical.

As a standard freehold Palm Jumeirah apartment (not a hotel-branded or Vida building), the DTCM holiday-home permit process here is the normal owner-facing route: no special routing through a hotel operator is required, unlike buildings that are themselves hotel-branded. The resort-style setting and beach access are strong selling points for guests comparing Palm Jumeirah listings, and studios plus one-bedroom units in particular tend to see strong demand given the lower nightly price point relative to larger Palm apartments.

Royale Stays manages Airbnb and short-term rental units across Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, from 15%, covering furnishing, photography, pricing, check-in, guest communications and maintenance coordination. Owners ready to move forward can submit their property for a free earnings estimate, or call +971566424239 to talk through what a unit here could realistically earn.

No building-specific occupancy or nightly-rate figures were independently confirmed for this guide; the competitor listing referenced above confirms live STR activity exists at this address, not specific earnings figures.
