Azizi Ruby, JVC

Azizi Ruby is an off-plan residential tower by Azizi Developments in District 15, Jumeirah Village Circle (JVC), currently under construction with an expected handover of Q4 2026. It is planned as a studio to three-bedroom apartment building. Because it has not been delivered yet, there is no current Airbnb listing or income figure for this specific building, but Royale Stays already manages holiday homes across JVC for a fee starting from 15%, and can help owners plan ahead of handover.

About Azizi Ruby

Azizi Ruby is a single residential tower by Azizi Developments, currently under construction in District 15 of Jumeirah Village Circle (JVC), Dubai. Sales launched in January 2025, and the project is planned around a studio to three-bedroom apartment mix, with an expected handover of Q4 2026 (December 2026).

Azizi Ruby is described as a roughly 19-storey building, around 75 metres tall, structured with three basement levels, a ground floor and four podium floors beneath 13 residential floors. As of this guide’s most recent check, that Q4 2026 target has not yet passed, so there are no delivered units, no residents, and no rental or Airbnb history to draw on for this specific building.

Because the building has not been handed over yet, Royale Stays does not present a current income figure, occupancy rate, or live listing for Azizi Ruby, and this guide does not invent one. Royale Stays already manages holiday homes across JVC for a fee starting from 15%, and works with owners planning ahead of handover on buildings still under construction today.

Sources: azizidevelopments.com (official developer site), propsearch.ae, propertyfinder.ae, tanamiproperties.com, habicoproperties.com (checked 2026-09-05). Estimated unit count (~260) and the 19-storey/75m figure come from propsearch.ae only, presented here as an estimate rather than a confirmed count. One source (propertyfinder.ae) shows a materially later Q1 2028 completion date, contradicted by three other independent sources agreeing on Q4 2026; the Q4 2026 figure is used here as the corroborated majority position.

Location & Nearby Landmarks

Azizi Ruby sits in District 15 of Jumeirah Village Circle (JVC), a large, circular, family-friendly master community in central Dubai. Per the developer’s own marketing, Circle Mall is around 5 minutes away, with Dubai Media City around 15 minutes, Dubai Hills Mall around 12 minutes, Business Bay and Palm Jumeirah each around 20 minutes, and Expo City around 20 minutes. The nearby Bloom Heights, a completed twin-tower apartment complex also in JVC District 15, sits close by.

A separate portal listing gives a slightly different reference set: Dubai Marina around 15 minutes, Downtown Dubai around 20 minutes, Dubai International Airport around 25 minutes, and Expo City around 30 minutes. The two sets of drive times differ slightly because they measure from slightly different reference points and are marketing estimates rather than a live routing tool, but both agree JVC’s District 15 sits within a roughly 15-25 minute drive of Dubai’s main commercial and leisure hubs. Royale Stays’ JVC area guide has the fuller picture on the district’s connectivity and short-term rental market today.

Unit Types

Azizi Ruby is planned with studio, one, two and three-bedroom apartments. Per detailed developer/portal floor-plan listings: studios run roughly 352 to 405 sq ft, one-bedroom units roughly 696 to 1,156 sq ft, two-bedroom units roughly 1,030 to 1,097 sq ft, and three-bedroom units roughly 1,640 to 2,048 sq ft. Each unit is designed with floor-to-ceiling windows, built-in wardrobes and a modern fitted kitchen.

Sources: propertyfinder.ae (detailed per-type floor-plan sizes), habicoproperties.com and tanamiproperties.com (overall size range, 349.51 to 2,048.93 sq ft, consistent with the per-type figures above) (checked 2026-09-05).

Amenities

Planned amenities at Azizi Ruby include an adult swimming pool with a jacuzzi, a separate kids’ pool, a fully-equipped gym, outdoor workout areas, yoga and meditation spaces, landscaped gardens, a children’s play area, retail units, round-the-clock security and concierge service, and dedicated parking. As with any building still under construction, none of these can yet be confirmed as delivered; they reflect the developer’s current marketing and plans rather than a completed inspection.

Transportation & Access

JVC’s District 15 sits within the wider community’s ring-road layout, with onward access to Al Khail Road and Sheikh Mohammed Bin Zayed Road connecting to Dubai Marina, JBR and Mall of the Emirates. As with any off-plan project, Azizi Ruby’s own building-level access details (drop-off, parking entry, and any dedicated shuttle) will be confirmed at handover; in the meantime, Royale Stays’ JVC area guide covers getting around the wider district today.

Off-Plan Pricing

Azizi Ruby launched with studio pricing from around AED 592,000 to 618,000 depending on the source and the date checked, one-bedroom units from around AED 1,100,000, two-bedroom units from around AED 1,680,000, and three-bedroom units from around AED 2,500,000. The payment plan is structured as 10% on booking, 40% during construction, and 50% on handover.

Azizi Ruby is currently sold on an off-plan payment-plan basis directly through Azizi Developments and its sales partners, not on the completed resale or rental market: there is no completed-unit pricing or rental-transaction history to report yet, since no units have been handed over. Owners considering Azizi Ruby today are buying ahead of delivery, a different decision than buying a completed, income-producing unit.

Sources: propsearch.ae, propertyfinder.ae (checked 2026-09-05). A third source pair (tanamiproperties.com, habicoproperties.com) shows an internally inconsistent payment-plan figure and is not used for that specific detail.

STR Potential (Future)

Azizi Ruby has not been delivered yet, so there is no current Airbnb listing, booking history, or income figure for this building, and this guide does not invent one. For context, JVC as a whole runs at roughly 80% average occupancy across short-term rental listings, with one-bedroom apartments in the wider district averaging around AED 9,100 a month, per Royale Stays’ own JVC area data; that is a district-wide figure, not a claim about Azizi Ruby specifically.

Once the building is handed over, short-term letting at Azizi Ruby would run through the same DTCM holiday home permit that applies across Dubai, alongside whatever short-term letting policy the building’s own management puts in place after handover. Azizi Developments is not Vida (the site’s only confirmed prohibited brand for short-term letting), so there is no policy reason on file that would block holiday-home use here once delivered.

For an owner who buys into Azizi Ruby today, the realistic sequence is: wait for handover and title deed, confirm the building’s short-term letting policy once management is in place, apply for the DTCM permit, and only then consider furnishing and listing the unit. Royale Stays works with owners preparing units for holiday-home management from the point of handover onward, including buildings still under construction today, covering furnishing, photography, pricing, check-in and guest communications for a fee starting from 15%.
