About Palme Couture Residences

Palme Couture Residences is a boutique residential building on the western flank of Palm Jumeirah's trunk, in the Palm West Beach area. Developed by Innovate Living (recorded on official Land Department filings as Innovate Development LLC) under founder Kareem Fahmy, the ten-storey building holds just 14 fully serviced homes, making it one of the smallest and most exclusive addresses on the island. Construction began in April 2014 and the project was completed in 2018, following an estimated handover date of December 2017.

Every home at Palme Couture Residences arrives fully serviced with five-star hotel-style amenities, in-built wardrobes, open-air space and two or three reserved parking spaces. The concept and interior design is credited to Massimo Lisotti of Innovate Living, built around a travertine stone facade, floor-to-ceiling windows and Poliform-Varenna kitchens. Unlike Palm Jumeirah's larger numbered towers such as the Marina Residences or Golden Mile buildings, Palme Couture Residences was conceived as a single design-led boutique building rather than part of a wider multi-tower complex.

Location & Nearby Landmarks

Palme Couture Residences sits on the western flank of Palm Jumeirah's trunk, in the Palm West Beach area, with direct private beach access onto the Arabian Gulf. From here, guests are a short drive from the Palm's boardwalk, Nakheel Mall and Atlantis The Palm at the crescent's tip, and can reach Dubai Marina and JBR in around 15 to 20 minutes by car.

Palme Couture Residences joins Royale Stays' wider Palm Jumeirah Building Guide cluster, which also covers Serenia Residences, another luxury development on the trunk's western side, and Royal Amwaj Residences, on the island's East Crescent, and Palm Beach Towers, at the island's Gateway entrance.

Unit Types

Palme Couture Residences comprises 14 individually owned homes across a mix of layouts: seven three-bedroom apartments, two four-bedroom apartments, two four-bedroom townhouses with their own outdoor pools, two five-bedroom duplexes with indoor and outdoor pools, and a single royal penthouse with four bedrooms, a separate three-bedroom guest house and a private rooftop pool. Unit sizes start from roughly 5,000 square feet, reflecting the building's positioning as an ultra-luxury, design-led product rather than a conventional Palm Jumeirah apartment tower.

Amenities

Residents and guests have access to a black-tiled, saltwater infinity pool with private beach frontage, a spa, steam room and jacuzzi, and a gym equipped with TechnoGym machines and an in-house trainer overlooking the ocean. The building also offers a landscaped garden inspired by Japanese design, a cigar lounge, a barbecue area, 24-hour valet parking with two to three reserved spaces per home, and a double-height lobby with concierge service.

Transportation & Access

Palm Jumeirah has no Dubai Metro station of its own, so most residents and guests rely on private car, taxi or ride-hailing apps like Careem to reach Palme Couture Residences. The Palm Monorail's stations give guests without a car a way to explore the wider island. Dubai International Airport (DXB) is roughly 30 to 40 minutes by car depending on traffic, with Al Maktoum International (DWC) a longer drive.

No Palme Couture Residences-specific short-term nightly rate has been published by any source checked for this guide, so the figures below are Palm Jumeirah area-blended averages from Royale Stays' own portfolio data: 3-bedroom units average around AED 1,696 a night at 88 percent occupancy (roughly AED 46,565 a month), while 2-bedroom units average around AED 1,423 a night (roughly AED 38,922 a month). Given Palme Couture's considerably larger unit sizes, ultra-luxury finishes and 5,000 square foot-plus layouts, well-presented units here are realistic candidates to exceed these blended averages, though no building-specific data confirms this.

One portal (opr.ae) cited resale listings starting from around AED 21 million for a three to four-bedroom unit; this figure was not independently corroborated by a second source for this guide and should be treated as indicative only.

Airbnb / Short-Term Rental Income Potential

Palme Couture Residences is a standard freehold, individually owned building, not a hotel-branded or serviced-apartment product, so short-term letting here follows the normal Dubai holiday-home permit process with no special routing required. This guide did not find a confirmed listing for the building itself on international OTAs like Airbnb, Booking.com or Agoda at the time of research; given the building's tiny 14-unit supply and multi-million-dirham price points, that is unsurprising, as owners in this bracket are more likely to use a specialised luxury-property manager than list independently.

Royale Stays manages furnishing, photography, pricing, check-in, guest communications and maintenance for owners here from a fee starting from 15%.

No confirmed direct STR listing was found for this specific building during research; the wider Palm Jumeirah area's own established STR activity is used above as context.
