About Indigo Ville 5

Indigo Ville 5 is a freehold townhouse row in JVC District 14, part of Jumeirah Village Circle, developed by Indigo Group through its subsidiary Neptune Properties Investment. Rather than a single tower, the cluster comprises 16 individual townhouses arranged in a low-rise row, each rising three storeys (G+2).

Construction began in September 2013 and the cluster was completed in May 2015. The townhouses follow a Mediterranean architectural style and are described as three to four bedrooms; Dubai Land Department transaction records show a long run of 3-bed sale registrations, while published floor plans for this project's Type A, B and C layouts each list 4-bedroom configurations, so the range is noted here rather than asserted as a single fixed number.

Indigo Ville 5 is one of eight numbered Indigo Ville developments Indigo Group has built throughout JVC (Indigo Ville 1 through 8), each a separate, distinctly tracked cluster. This guide covers Indigo Ville 5 specifically, not the series generally. Indigo Ville 5 shares both its JVC district (14) and its developer subsidiary (Neptune Properties Investment) with the nearby Indigo Ville 6, but Dubai Land Department records confirm the two as genuinely separate projects: 16 townhouses completed in May 2015 for Indigo Ville 5, versus 12 townhouses completed in March 2013 for Indigo Ville 6. Separately, Dubai Land Department registers this development's transactions under the area name "Al Barsha South Fourth" even though property portals market it as "JVC District 14", the same physical location under two different area labels.

Location & Nearby Landmarks

Indigo Ville 5 sits in Jumeirah Village Circle, District 14, close to Shooa Park, Halfa Park and The 2nd of December Park, with The Els Golf Club roughly 1.7 km away and Dubai Miracle Garden roughly 4.2 km away. The nearby Indigo Ville 6, another Indigo Group townhouse cluster built by the same Neptune Properties Investment subsidiary, sits in the same district, and Indigo Ville 3, an earlier Indigo Group cluster, sits a short distance away in JVC District 13. Also within JVC District 14 is the nearby Shamal Terraces, a separate multi-phase townhouse development by Lootah Real Estate Development.

By car, Indigo Ville 5 is roughly 21 minutes from Dubai Mall, 15 minutes from Palm Jumeirah, 17 minutes from Burj Al Arab and 19 minutes from The Walk, JBR. Dubai International Airport (DXB) is roughly 26 minutes away and Al Maktoum International Airport roughly 34 minutes away.

Drive times are approximate, based on typical traffic conditions, and will vary by time of day.

Unit Types

Indigo Ville 5 holds 16 townhouses across three storeys each (G+2), described as three to four bedrooms. Dubai Land Department transaction records show built-up areas across recent genuine sale transactions ranging from roughly 1,779 to 1,791 square feet for the standard layout, with at least one larger recorded sale at 3,444 square feet, reflecting more than one internal layout across the cluster's units. Published floor plans list a maid's room, garage and balcony alongside the main living areas.

Amenities

Indigo Ville 5 amenities include a swimming pool, a fully equipped gym, jogging trails and ample dedicated parking, alongside health club access, international schools, country clubs and community centres nearby. The community is described as pet-friendly with on-site security and CCTV coverage.

Transportation & Access

JVC has no Metro station of its own. The nearest operating stations sit on the Red Line toward Mall of the Emirates and Dubai Internet City, reached from JVC via RTA bus routes. As with the rest of the community, most residents at Indigo Ville 5 rely on a car or taxi for day-to-day travel.

Dubai Land Department transaction records show genuine sale transactions at Indigo Ville 5 including AED 2,650,000 for a 1,779 sq ft unit (March 2025), AED 2,860,000 for a 1,791 sq ft unit (November 2024) and AED 3,000,000 for a 3,444 sq ft unit (June 2024). Per-square-foot pricing on the standard, similarly sized units has held in a fairly tight AED 1,490 to 1,597 per square foot band across this window; the larger June 2024 unit's lower per-square-foot figure likely reflects a different, larger layout rather than a market dip.

Figures are individual Dubai Land Department Sale-type transaction records reproduced by propsearch.ae. Mortgage Registration and Lease Finance Registration records for the same project, of which several were also recorded in 2025 and 2026, were deliberately excluded here since they reflect financing activity rather than a confirmed market sale price, not a formal average or index. Dubai Land Department registers these transactions under the area name "Al Barsha South Fourth", the same location marketed as "JVC District 14".

Airbnb / Short-Term Rental Income Potential

No building-specific prohibition on short-term letting was found for Indigo Ville 5. Indigo Group is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold villa or townhouse.

Royale Stays' confirmed villa-management markets are Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, and JVC townhouses like Indigo Ville 5 sit outside those confirmed markets today, so no building-specific earnings figure is quoted here. Royale Stays does actively manage JVC short-term rentals on the apartment side of the community; the wider JVC Airbnb management guide covers that in more depth. Royale Stays manages Dubai holiday homes from a fee starting from 15%, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of property type.

Royale Stays has not independently confirmed a live Airbnb listing at Indigo Ville 5 at the time of writing; figures above describe the company's real Mag City/DAMAC Hills villa-management track record for context, not an Indigo Ville 5-specific guarantee.

No. Indigo Group has built eight separate, numbered Indigo Ville clusters throughout JVC (Indigo Ville 1 through 8), each a distinct, separately registered development. Indigo Ville 5 shares both its district (14) and its developer subsidiary (Neptune Properties Investment) with the neighboring Indigo Ville 6, but the two are confirmed as separate projects: Indigo Ville 5 holds 16 townhouses completed in May 2015, while Indigo Ville 6 holds 12 townhouses completed in March 2013. This guide covers Indigo Ville 5 specifically.
Indigo Ville 5 sits in JVC District 14, within Jumeirah Village Circle, close to Shooa Park and roughly 1.7 km from The Els Golf Club. By car it is roughly 15 to 21 minutes from Palm Jumeirah, Burj Al Arab and Dubai Mall.
Structurally, yes. No building-specific prohibition on short-term letting was found, and Indigo Group is not a hotel-branded developer with the kind of restriction that applies to buildings like Vida. Any owner would still need a DTCM holiday-home permit from the Department of Economy and Tourism before listing, the same standard requirement across Dubai.
