About Belgravia Heights 2

Belgravia Heights 2 is a freehold apartment tower in JVC District 12, part of Jumeirah Village Circle, developed by Ellington Properties. The tower rises 13 storeys above a ground-floor lobby and a four-level podium, topped by a roof terrace.

The building was completed in 2024 and holds around 130 apartments across a mix of studio, one-bedroom and two-bedroom layouts. Dubai Land Department records this location under the area name "Al Barsha South Fourth," the same physical district that property portals market as JVC District 12.

The project was briefly marketed as "The Sloane by Belgravia Heights" in 2021 before reverting to the Belgravia Heights 2 name on completion; both names refer to the same building, and Ellington Properties' own website still carries listing pages under both today. Belgravia Heights 2 is also one of six numbered "Belgravia" developments Ellington Properties has built or is building in JVC. Two of the closest are already covered on Royale Stays: Belgravia Heights 1, a larger 21-storey, 155-unit tower completed in 2022 in the same District 12, and Belgravia 2, a smaller, unrelated 5-storey building in District 14 completed in 2019. This guide covers Belgravia Heights 2 specifically.

Airbnb / Short-Term Rental Income Potential

No building-specific prohibition on short-term letting was found for Belgravia Heights 2. Ellington Properties is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold apartment.

Royale Stays actively manages Dubai Airbnb properties in Jumeirah Village Circle, including buildings from the same Ellington Belgravia family; the wider JVC Airbnb management guide covers the community in more depth. Royale Stays manages Dubai holiday homes from a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of building.

Royale Stays has not independently confirmed a live Airbnb listing at Belgravia Heights 2 specifically at the time of writing; figures above describe the company's real JVC track record for context, not a building-specific guarantee.
