About Jumeirah Living Business Bay

Jumeirah Living Business Bay is a branded residence tower developed by Select Group, in partnership with Jumeirah Group, as the flagship building of Peninsula, Select Group's own waterfront master community in Business Bay.

The tower holds 82 individually owned apartments across two, three and four-bedroom layouts, plus five-bedroom simplex and duplex penthouses and one full-floor master penthouse on the top level. Construction began in June 2022 and, after an original Q4 2025 target, the project was completed by March 2026. Select Group's own listing now shows the development sold out, and Dubai Land Department records show active resale transactions continuing through August 2026.

Jumeirah Living Business Bay should not be confused with Jumeirah Living Marina Gate in Dubai Marina, or with Jumeirah Living World Trade Centre Residence on Sheikh Zayed Road, two separate towers that share the same Jumeirah Living branded-residence name at different Dubai addresses.

Location & Nearby Landmarks

Jumeirah Living Business Bay sits directly on the Dubai Water Canal within Peninsula, a six-tower waterfront community. Downtown Dubai's Burj Khalifa and The Dubai Mall are roughly 2 kilometres away, about a 6-minute drive, with DIFC around 5.4 kilometres and Dubai International Airport around 22 kilometres away.

Jumeirah Living Business Bay joins Royale Stays' wider Business Bay Building Guide cluster alongside Canal Bay by NED, another canal-front tower, and J One.

Jumeirah Living Business Bay falls within Royale Stays' wider Business Bay coverage area, detailed in Airbnb Property Management in Business Bay.

Unit Types & Residences

Jumeirah Living Business Bay comprises two, three and four-bedroom apartments, five-bedroom simplex and duplex penthouses, and a single full-floor master penthouse spanning the 35th floor, with sources giving a size of roughly 9,656 to over 12,000 square feet for that top-floor unit. All residences were sold fully fitted with equipped kitchens, and offer views over the Dubai Canal, Downtown Dubai or the Burj Khalifa depending on aspect.

Amenities & Hospitality Services

Amenities are concentrated on levels four and five and include a massage circuit pool, a lap pool, a yoga deck, a jacuzzi, sauna and steam rooms, a fully equipped gymnasium with a personal training room, a cinema, a residents lounge and a teenager lounge with gaming facilities and a co-studying area.

Jumeirah Living manages these amenities and offers residents 24-hour concierge, valet and housekeeping services, a dedicated guest relations team and an on-site residential manager. Owners also receive a Jumeirah One loyalty membership, at Silver or Gold tier depending on apartment size.

Development Timeline & Status

Construction on Jumeirah Living Business Bay began in June 2022, with an original estimated handover of Q4 2025. Propsearch's building guide, last updated in August 2026, records the project as complete as of March 2026.

Dubai Land Department transaction data shows dozens of recorded resale transactions since handover, including a three-bedroom apartment sold on 12 August 2026 for AED 13,700,000, roughly AED 4,512 per square foot. Active, government-recorded resale activity this recent confirms the building is genuinely delivered, titled and trading, not still under construction.

Sources give the tower's height as 35 storeys (Select Group's own listing) or 36 storeys including two basement parking levels (Propsearch), most likely a counting-convention difference rather than a genuine disagreement.

Airbnb & Short-Term Rental Potential

Jumeirah Living Business Bay is a Select Group development with Jumeirah Group providing branding and hospitality services to individually owned apartments, not a hotel selling bookable rooms. Jumeirah is not Vida, the only Dubai hospitality brand with a confirmed short-term-letting prohibition, so a standard DTCM holiday home permit applies, typically arranged through the building's own management company for a hospitality-branded residence tower like this one, the same routing Royale Stays already uses for other hotel- and hospitality-branded buildings in its portfolio.

Royale Stays does not currently have booking data specific to Jumeirah Living Business Bay, so this guide uses its managed-portfolio blended figures across Business Bay instead. Two-bedroom apartments average around AED 801 a night at 88% occupancy for roughly AED 21,874 a month, and three-bedroom apartments average around AED 1,212 a night for roughly AED 33,159 a month, before Royale Stays' from 15% management fee. A branded residence with Jumeirah's five-star service standard would typically support pricing toward the upper end of comparable Business Bay ranges.

Owners can use the Dubai Property ROI Calculator to model a specific unit, and Royale Stays offers full Airbnb and holiday home management, covering furnishing, photography, pricing, check-in, guest communications and maintenance, for a fee starting from 15%. Owners can request a free rental assessment for a unit at Jumeirah Living Business Bay.

No Royale Stays-managed unit or Airbnb listing currently exists at Jumeirah Living Business Bay. Figures above are Business Bay area-blended averages, not building-specific data.
