About Nad Al Sheba Villas
Nad Al Sheba Villas is a gated villa community developed by Nakheel off Sheikh Mohammed Bin Zayed Road, close to Dubai International Airport. Comprising more than 1,570 ready-to-occupy four- and five-bedroom villas finished in Mediterranean and Moroccan architectural styles, the community was Nakheel's best-selling development of 2020, with cumulative sales passing AED 2 billion by early 2021. Today the community is owned and operated by Dubai Residential REIT, part of Dubai Holding and the GCC's largest listed residential leasing REIT, as part of its Premium portfolio segment.
A note worth being upfront about: Nad Al Sheba Villas has always been a leasehold community, with direct sale of a portion of its villas (roughly 100 homes, from AED 2.638 million) restricted to UAE and GCC nationals, and the remainder operated as long-term rental homes by Nakheel and now Dubai Residential REIT. That is a different ownership structure from Nad Al Sheba Gardens, a separate, Meraas-developed freehold villa and townhouse masterplan nearby that is open to buyers of any nationality. "Nad Al Sheba" is also a large district subdivided by Dubai's land authority into several numbered sub-areas covering a wide stretch of southeast Dubai; this guide covers Nakheel's own branded Nad Al Sheba Villas community specifically, not every project that carries the Nad Al Sheba name.
