About Future Tower

Future Tower is a 32-storey freehold residential tower in Business Bay, developed by Al Shafar Group and completed in September 2025, making it one of the newest towers to come online in the district.

The tower occupies a plot originally earmarked for a different, since-cancelled project known as Rawasi Tower. Construction on Future Tower itself began in May 2023 and finished in September 2025, confirmed by Propsearch's building guide. An independent construction-tracking thread on SkyscraperCity separately lists the completed structure at 32 floors and roughly 117 metres, matching Propsearch's own floor count. Units here are individually owned on a freehold basis, and the mix currently seen on the rental market runs to two and three-bedroom apartments.

The Rawasi Tower site history and the roughly 117-metre height figure are each reported by a single source (Propsearch and a SkyscraperCity forum thread respectively) and are included here as background context rather than load-bearing facts.

Location & Nearby Landmarks

Future Tower sits in Business Bay, around 11 minutes' drive from Dubai Mall and roughly 18 minutes from Dubai International Airport, with Downtown Dubai about 2 kilometres away and District One in MBR City a similar distance in the other direction.

Business Bay is home to several other freehold towers Royale Stays covers, including Residence 110, Al Batha Tower and J One. For the wider area, see Royale Stays' Business Bay Airbnb management guide.

Unit Types

Current listings at Future Tower show two and three-bedroom apartments, with two-bedroom units running from roughly 1,160 to 1,210 square feet and three-bedroom units from around 1,665 to 1,885 square feet, based on live listings on Property Finder and Propsearch's own building guide. Several listings mention canal and Burj Khalifa views from upper floors, though this is advertised at the individual-listing level rather than confirmed as a feature of every unit in the building.

Amenities

Future Tower is a newly delivered building, completed in September 2025, so a detailed on-site amenities list has not yet been widely published. Propsearch's building guide confirms three ground-floor retail outlets inside the building itself: a supermarket, a treatment and massage centre, and a real estate office, with a wider range of restaurants, pharmacies, salons and gyms within a short walk in the surrounding Business Bay blocks.

Airbnb / Short-Term Rental Income Potential

Future Tower is a standard freehold residential tower with no hotel branding, so owners can apply for a DTCM holiday home permit in the usual way rather than being routed through a hotel management company. Because the building was only completed in September 2025, it does not yet have its own short-term rental track record to draw on.

As a steer for what a unit at Future Tower's scale could earn, Royale Stays' own portfolio data across Business Bay currently blends to roughly AED 801 a night at 88 percent occupancy for two-bedroom units, around AED 21,874 a month, and AED 1,212 a night at 88 percent occupancy for three-bedroom units, around AED 33,159 a month. Royale Stays handles furnishing, photography, pricing, check-in, guest communications and maintenance coordination for owners here, with management fees from 15 percent. Owners ready to move forward can submit their property for a free assessment. For the full permit process, see Royale Stays' holiday home permit guide.

Rental figures above are Business Bay area-blended benchmarks from Royale Stays' own portfolio data, not a building-specific track record for Future Tower, which was only completed in September 2025. Income context reviewed by Chris Veinbaums, DTCM-licensed operator.
