About Azizi Riviera 19
Azizi Riviera 19 is a residential building developed by Azizi Developments, one of many numbered towers within the wider Riviera masterplan in Meydan One, Mohammed Bin Rashid City (MBR City). Dubai Land Department-based project records describe it as a 2B+G+9+R building, meaning 9 residential storeys over two basement levels and a ground floor, with a total height of around 38 metres (125 feet). Construction began in December 2017. Sources disagree on the completion date: Propsearch, drawing on DLD records, shows the tower completed by March 2023, while PropertyFinder and Dubricks list an anticipated completion date of 16 October 2023 and mark the building's current status as Completed/Ready.
Unit-count sources also disagree. Propsearch puts the building at 193 units, Dubricks records 211, and a construction-tender listing for the combined Riviera 19-24 and 32-35 project puts Riviera 19 alone at 184 units. Royale Stays discloses the full range, roughly 184 to 211 units, rather than picking one figure, since none of the three sources is clearly more authoritative than the others. Most sources describe the unit mix as studio, one-bedroom and three-bedroom apartments; Propsearch is the outlier, describing it as studio, one- and two-bedroom instead.
Location & Nearby Landmarks
Azizi Riviera 19 sits inside the Riviera masterplan in Meydan One, part of Mohammed Bin Rashid City (MBR City), in the Al Merkadh sub-community, close to Meydan Racecourse, home of the Dubai World Cup. From the building it is roughly a 15-minute drive to Dubai Mall, about 18 minutes to Dubai International Airport, and around 23 to 28 minutes to Burj Al Arab and The Walk JBR. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for MBR City covers licensing and demand across the Azizi Riviera towers.
Riviera 19 is one of several Azizi-developed towers covered separately on royalestays.com, including Azizi Riviera 24, Azizi Riviera 27 and Azizi Riviera 33, each a separate numbered building with its own layout and completion timeline. Construction-tender records group Riviera 19 together with Riviera 20 to 24 and 32 to 35 as part of the same development phase, though each tower is a distinct, individually numbered building.
Unit Types
Most sources describe Azizi Riviera 19's unit mix as studio, one-bedroom and three-bedroom apartments. Studios range from around 410 to 458 sq ft, one-bedroom units from about 481 to 862 sq ft, and three-bedroom units from roughly 481 to 1,102 sq ft, according to PropertyFinder's published floor plans. Propsearch, drawing on the same underlying DLD project record, instead lists the mix as studio, one- and two-bedroom apartments: Royale Stays discloses both descriptions rather than picking one, since the two sources disagree on this point. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified.
Amenities
Azizi Riviera 19's own facilities include swimming pools, a bocce court, a lounge, a barbecue deck, a gym and a yoga zone. Like the rest of the masterplan, the building also sits within reach of the wider Riviera amenity set, centred on a crystal lagoon and a roughly 2 km beach with a palm tree-lined boulevard, plus restaurants, cafes and retail outlets.
Rental & Price Trends
Dubai Land Department transaction records show around 50 recorded sales for Azizi Riviera 19. Recent examples include a 325 sq ft studio that sold for AED 750,000 (AED 2,309 per square foot) in August 2026, and a 330 sq ft studio mortgaged for AED 422,500 (AED 1,281 per square foot) in May 2026. Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including at Azizi Riviera 19, runs through a DTCM (Department of Economy and Tourism) holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications.
Azizi is a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Azizi Riviera 19 apartments can't be run as licensed holiday homes. Search listings already show real short-term activity in the wider building: an Expedia-network booking page lists a specific one-bedroom unit at Azizi Riviera 19, consistent with short-stay listings already documented across other Azizi Riviera towers. MBR City is not one of Royale Stays' five core managed areas, so income figures specific to this building are not yet available; the wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai.
