Ariyana Tower is a 32-storey tower in Dubai Marina, the waterfront district Emaar Properties developed, also known as Marsa Dubai. The homes range from studios to three-bedroom apartments. Inside the building
A swimming pool serves residents and a gym sits inside the building. A steam room is part of it too. You can swim in the morning and unwind in the evening without leaving the tower.
A supermarket sits within the building or its podium, and cafes or restaurants share the block. Parking for residents comes with it, which matters in a district where most trips on the road are short.
A reception desk serves residents. Security and CCTV cover the premises. Maintenance is provided at the building, which makes a long stay easy.
From the airport
Dubai International Airport (DXB) is 35.5 km from the tower, about 32 minutes by road without traffic. A taxi from arrivals does it in one go. It is a long run, so a late arrival works better here than a rushed one.
Tram and metro
The Dubai Marina tram stop is 0.22 km from the tower, and Sobha Realty metro station is 0.31 km away. The tram links the Marina with JBR, so you can reach the beachfront and its restaurants without a car. Sobha Realty and DMCC are the two Red Line stations that serve the Marina.
Buses, taxis and water
A Big Bus stop is 0.23 km from the tower, and the Marina Walk water bus stop is 0.31 km away. Taxis and ride-hailing cars are widely available in Dubai Marina, and several bus routes run through the area. A marine water taxi route links Marina Mall with Marina Walk, and a one-day hop-on, hop-off pass covers the Marina water taxi routes.
Roads
Sheikh Zayed Road runs along the coast through Dubai, from the Trade Centre Roundabout to the Abu Dhabi emirate border near Jebel Ali. It is the road you use to leave the Marina by car, and it is the road link for JBR too.
The beach
The nearest beach is 1.32 km from the tower, and JBR Beach is the livelier of the two, with water sports, while Marina Beach is quieter. Kite Beach is the one for kitesurfing. The Beach JBR is used for beach picnics and water sports, and the tram makes a car unnecessary.
Beach clubs
Beach clubs such as Zero Gravity and Barasti operate along the Marina and JBR waterfront.
Walks and green space
A park lies 0.82 km from the tower. Dubai Marina has few parks where pets can roam freely, which makes it a built-up high-rise district. Playgrounds are dotted through the district, and one grass strip on the way to the Zero Gravity beach club allows dogs on a lead.
The mall
Dubai Marina Mall is 1.04 km from the tower; it includes a Waitrose, and it is a shopping destination with high-street brands, restaurants, a pharmacy and entertainment, so a hot afternoon has a cool answer. The mall covers 150,000 sqm of retail and entertainment space.
The Walk at JBR
A retail complex built on the sand at JBR has four plazas, parking and about seventy shops and restaurants. Marina Beach and AquaFun Dubai Water Park are in JBR too, and so is Adventure Island, so the beachfront can fill a whole day.
The grocery run
Maybury is 0.01 km from the tower, which makes it the shop for water and milk on the first evening, and Aster pharmacy is 0.12 km away. Dubai Marina has grocery stores of every size, from large supermarkets to small neighbourhood shops.
Pharmacy and doctors
Health Avenue Polyclinics is 0.54 km from the tower, and Marina Medcare Medical Centre is 0.63 km away. Medcare Medical Centre and Emirates Hospitals Clinic both operate inside Dubai Marina, and Mediclinic and the Dubai Marina Walk Clinic are within reach.
Fitness
Platform Fitness is 0.68 km from the tower, on top of the gym inside it. Squash and badminton courts are at Marina Promenade, and Marina Walk has regular joggers, cyclists and walkers.
Schools
Emirates International School Meadows is 2.13 km from the tower, and no schools sit inside Dubai Marina, so the school run is a 10 to 20 minute drive each way. Odyssey Nursery JBR and Maple Bear Nursery are among the nurseries in JBR for younger children.
Eating out
Fresh Fish Restaurant and Bob's Fish and Chips are among the seafood choices, and Dubai Marina has dining from casual cafes to fine dining with waterfront views. Bake My Day and Eggspectation are among the places to eat in JBR, and cafes line the promenade too.
A wet evening
Reel Cinemas is 1.08 km from the tower, and that gives you an easy answer when the heat is too much or the plans fall through.
Bluewaters Island
Meraas built Bluewaters Island on reclaimed land across from JBR, and the island opened in November 2018. Ain Dubai is a 250 metre observation wheel there.
What changed recently
Ain Dubai on Bluewaters Island reopened to the public on 26 December 2024 after about two years closed, and tickets are sold on its official website.
How the Marina came about
Dubai Marina is Emaar's master-planned waterfront community built around a 3.5-kilometre man-made canal. Most residents live in apartments from studios to four-bedroom units and penthouses, with a few podium villas inside some towers.
Other towers
Studio One and Marina Gate offer mid-range apartment towers, and a small number of townhouses are also available in the Marina. If you want a different feel, you can compare before you book.
Mosques
Al Rahim Mosque and Al Tasamuh Mosque are both mapped in Dubai Marina.
A day in the building
A slow day can stay inside the tower. You can swim in the morning and spend the afternoon in the steam room. The supermarket in the podium covers the evening meal, and a cafe on site covers the rest. The evening needs no planning at all.
Who it suits
A couple on a short break will find a studio enough, and a family with children gets a two-bedroom or a three-bedroom. Someone working remotely for a month gets a gym downstairs and a cafe in the block, which keeps the routine steady even when the schedule is full.
What to weigh
Ariyana Tower suits you if you want the tram and the metro at the door. It suits you less if you want a quiet corner, since the Marina is a built-up high-rise district. The Point Tower and The Cascades are two other Marina towers with their own guides. With a tram, two metro stations, a beach walk and a canal promenade in one district, you can do most days without a car.
