About Al Waha
Al Waha, Dubailand is a gated villa and townhouse community developed by Dubai Properties, sitting off Emirates Road in the wider Dubailand masterplan. It borders Arabian Ranches, Layan and The Sustainable City, and its Mediterranean-inspired villas, with their terracotta roofs and quiet, tree-lined streets, have made it a settled family community since the late 2000s. This is a distinct project from Al Waha Residences, the newer apartment and loft development currently being built at Expo City Dubai on the other side of the city, this guide covers the original Al Waha villa community in Dubailand.
Al Waha's roughly 260 homes are one to four-bedroom villas and townhouses, arranged across the community's low-rise, Mediterranean-style blocks. According to the project's original architect, DAR, the community was completed in December 2009, and its design leans into a relaxed, terracotta-roofed aesthetic with landscaped gardens throughout. Most homes come with their own outdoor space, and the overall feel is closer to a quiet suburban neighbourhood than a dense modern development.
Location & Nearby Landmarks
Al Waha sits along Emirates Road (E611), giving reasonably direct access across Dubailand and toward Dubai Investments Park and Al Maktoum International Airport. There is no Metro station within the community, so residents rely mainly on private transport and bus services, with stops shared with neighbouring Arabian Ranches 2 and The Sustainable City. Global Village and IMG Worlds of Adventure are both around ten to eleven minutes away by car, and Dubai's beaches are a roughly twenty-five-minute drive.
Al Waha joins Royale Stays' wider Dubailand villa-community guides alongside Mudon Villas, a directly neighbouring community within the same Dubailand cluster.

Amenities
Residents share a community clubhouse, swimming pools, and basketball and tennis courts, alongside children's play areas and green, landscaped walkways. A community centre brings retail and dining within the neighbourhood itself, and Al Waha is also home to GEMS Metropole School, an international school located directly inside the community on Honsho Road. For most other family needs, from additional schooling options to healthcare and wider dining, residents typically look to neighbouring Arabian Ranches and The Sustainable City, both a short drive away.

Airbnb / Short-Term Rental Income Potential
Royale Stays does not currently manage any villas in Al Waha, so there is no Al Waha-specific earnings figure to quote here. What can be said honestly is that Dubai Properties' development of Al Waha carries none of the short-term-letting restrictions that apply to hotel-branded buildings like Vida, so a villa here is not structurally blocked from holiday-home use in the way a Vida-branded property would be.
For a genuine sense of what professional villa management can deliver in Dubai, Royale Stays' own resilience data from its Mag City villa in MBR City and its work across DAMAC Hills and DAMAC Hills 2 are the closest real comparisons available, rather than any invented Al Waha figure.
Royale Stays does not currently manage properties in Al Waha or the wider Dubailand area; figures referenced above are from Royale Stays' own managed villas elsewhere in Dubai, for comparison only.
