About Clayton Residency

Clayton Residency is a 23-storey residential tower in Business Bay, developed by Deyaar Development PJSC and completed in March 2011 (construction began October 2007). Standing 92 metres tall directly on the Dubai Water Canal, the building comprises a ground level and three-level podium topped by 19 typical residential floors, with around 164 apartments across one and two-bedroom layouts. Deyaar is one of Dubai's established listed developers, and Clayton Residency was one of its earlier Business Bay completions, predating the district's more recent wave of towers.

Unlike some Business Bay buildings that carry hotel-brand restrictions on short-term letting, Clayton Residency is a standard freehold residential tower with no such limitation. Owners can pursue holiday-home letting here the same way as at any other Business Bay apartment building, with Royale Stays handling the permit process directly with the relevant authorities on the owner's behalf.

Location & Nearby Landmarks

Clayton Residency sits directly on the Dubai Water Canal in Business Bay, around 1.5 km (roughly a 12-minute drive) from The Dubai Mall and about 3.7 km from Burj Khalifa, which is visible from the tower's north-facing apartments. DAMAC Towers by Paramount and the wider canal-front promenade are in the immediate vicinity, and Business Bay Metro Station on the Red Line is within walking distance.

Two other canal-adjacent Business Bay towers worth comparing are J One, on Marasi Drive along the same waterway, and Peninsula Three, part of the newer Peninsula master development a short distance further along the canal, both give a useful sense of how canal-front Business Bay towers of different vintages compare on layout and short-term rental positioning.

Unit Types

Clayton Residency offers around 164 apartments across two configurations only: one-bedroom units of roughly 760 to 820 square feet, and two-bedroom units ranging from around 784 square feet up to roughly 1,066 square feet, averaging near 1,045 square feet. There are no studios or three-bedroom-plus units in the building.

Amenities

Residents have access to two swimming pools, one for children and one temperature-controlled pool for adults, alongside a fully-equipped gymnasium, steam rooms, saunas and a jacuzzi. The building also includes a nursery, a gents' salon, 230 basement parking spaces, and 24/7 security with CCTV and access control.

Transportation & Access

Business Bay Metro Station on the Red Line is within walking distance of Clayton Residency, and the tower has direct access to both Sheikh Zayed Road and Al Khail Road for onward travel across the city. Dubai International Airport is a straightforward drive of around 15 to 20 minutes depending on traffic.

Business Bay apartments in the one and two-bedroom range Clayton Residency offers have averaged AED 473 and AED 801 per night respectively on the short-term market, at around 88 percent occupancy. On the resale and long-term market, Clayton Residency units have traded at an average of roughly AED 1,166,000, with long-term annual rents averaging around AED 90,000, based on recent DLD-linked portal data.

Airbnb / Short-Term Rental Income Potential

Business Bay is one of Dubai's most established and actively-booked short-term rental submarkets, and Clayton Residency's canal-front one and two-bedroom apartments fit squarely into the unit types most in demand there. At the submarket's average figures, a one-bedroom apartment tracks toward around AED 12,879 in monthly revenue and a two-bedroom toward around AED 21,874, both at roughly 88 percent occupancy, though actual performance for any specific unit depends on floor, view, furnishing standard and management quality.

Owners considering a Clayton Residency apartment for short-term letting can get a free property assessment from Royale Stays, covering furnishing, professional photography, dynamic pricing, guest communications and the DTCM permit process, from a 15 percent management fee.

Reliable, building-specific STR performance figures for Clayton Residency were not independently verified during research; figures above reflect the wider Business Bay one/two-bedroom submarket (Royale Stays' own portfolio data), not transaction data unique to this tower.
