About Binghatti Skyrise
Binghatti Skyrise comes from Binghatti Developers, the same name behind Millennium Binghatti Residence, Trillionaire Residences and Binghatti Canal elsewhere in Business Bay, and it carries the brand’s signature bold, angular glass architecture at a genuinely large scale. The project launched with an AED 5 billion price tag. The complex is not a single tower but three, each rising 48 residential floors above a podium and basement levels, sitting on Marasi Drive and Al Asayel Street close to the Dubai Water Canal. Construction began in late 2024 and Binghatti is targeting handover in the fourth quarter of 2026, so as of today this is still an active construction site, not a finished building.
Inside, the mix leans heavily toward studios, with one, two and three bedroom apartments also available. Studios start from around 422 square feet, one-beds run roughly 849 to 1,022 square feet, two-beds stretch to around 1,393 to 1,667 square feet, and three-bedroom units go up to about 2,271 square feet. Binghatti Skyrise is a different project from Burj Binghatti Jacob and Co Residences, the developer’s separate 104-storey record-chasing hypertower also in Business Bay: Skyrise is the larger, more accessible three-tower complex, not the ultra-luxury single spire.
Location & Nearby Landmarks
The development sits on Marasi Drive in Business Bay, close to the Dubai Water Canal, with Downtown Dubai roughly a 10-minute drive away. Business Bay Metro is roughly a 10-minute walk, with the Burj Khalifa and Dubai Mall metro station also within easy reach, and Dubai International Airport is roughly 15 minutes by car.
Binghatti Skyrise joins Royale Stays’ wider Business Bay Building Guide cluster, alongside Mayfair Residency and same-developer sibling towers Trillionaire Residences, Millennium Binghatti Residence and Binghatti Aquarise, all covered separately.
Unit Types
Binghatti Skyrise is studio-heavy, which fits a Business Bay short-term rental strategy well: studios and one-bedroom units are consistently the easiest layouts to keep occupied for short stays in this district. Studios start from around 422 square feet, one-bedrooms run roughly 849 to 1,022 square feet, two-bedrooms roughly 1,393 to 1,667 square feet, and three-bedrooms reach up to about 2,271 square feet. Exact unit-type counts have not been independently confirmed across sources, so this guide describes the mix qualitatively rather than quoting a precise split.
Amenities
Once complete, residents will have access to an infinity pool, landscaped gardens, a jogging track, a paddle tennis court, poolside cabanas, a gym, a spa, dedicated sports courts and 24-hour security, alongside ground-floor and podium retail. This is a substantial amenity package for a Business Bay tower and, combined with the canal-adjacent Marasi Drive setting, should support a strong guest experience once the building opens.
Transportation & Access
Business Bay Metro is roughly a 10-minute walk, with the Burj Khalifa/Dubai Mall metro station also nearby, giving guests two stations within easy reach without a car. Downtown Dubai is roughly a 10-minute drive, Dubai International Airport is roughly 15 minutes, and Al Maktoum International is roughly 35 minutes.
Rental & Price Trends
Binghatti Skyrise has not yet been handed over, so there is no building-specific rental history to report and this guide does not invent one. As a steer, Business Bay overall currently blends to roughly AED 473 a night at 88% occupancy for one-bedroom units (around AED 12,879 a month), AED 801 a night for two-bedrooms (around AED 21,874 a month), and AED 1,212 a night for three-bedrooms (around AED 33,159 a month), based on Royale Stays’ own portfolio data across the area. These are area-blended benchmarks, not a promise for any specific unit at Skyrise, and they will only become directly relevant once the building is handed over.
Airbnb / Short-Term Rental Income Potential
Binghatti Skyrise is currently under construction, targeting handover in the fourth quarter of 2026, so there is no current Airbnb or Booking.com listing activity inside the building and no operating history to draw on. This is a timing issue, not a permit issue: Binghatti Skyrise is a standard freehold residential development with no hotel branding attached, so once units are handed over, owners will be able to apply for a DTCM holiday-home permit in the normal way.
Business Bay itself is a proven, actively-managed short-term rental market with strong year-round demand from both business and leisure travellers, so an owner buying into Skyrise today is really making a bet on the building’s location and finish quality translating into similar performance once it opens. Royale Stays handles furnishing, photography, pricing, check-in, guest communications and maintenance coordination, with management fees from 15%, and is happy to talk to owners here ahead of handover so the unit is ready to list from day one.
Binghatti Skyrise is pre-handover as of this guide (targeting Q4 2026); all figures above are Business Bay area-blended benchmarks, not a building-specific track record, which does not yet exist.
