About Hive JVC
Hive JVC is a six-storey residential building on Lolow Road in District 14 of Jumeirah Village Circle (JVC), Dubai, developed by A.R.M. Holding in partnership with Hive Coliv, the operator behind the UAE's first purpose-built co-living concept. The building was completed by December 2021 and opened to its first residents in early 2022.
It comprises two basement parking levels plus ground and five upper floors, holding 117 fully furnished apartments in total, ranging from studios to four-bedroom layouts. Two entire floors are set aside purely for shared community space, a feature that sets Hive JVC apart from a standard residential tower: rather than a conventional long-term lease, apartments here are let on flexible annual contracts with a 30-day no-penalty exit notice, all-inclusive monthly billing, and no broker fees or security deposit. Hive JVC should not be confused with Hive Beach, an unrelated beach club amenity within the separate Tilal Al Ghaf community, or with any future Hive Coliv developments the operator has announced plans for elsewhere in the UAE; as of this writing, Hive JVC remains the company's only completed Dubai property.
Location & Nearby Landmarks
Hive JVC sits on Lolow Road at the Mayar Boulevard end of District 14, Jumeirah Village Circle, one of Dubai's larger and more established mid-rise residential communities. Royale Stays' Airbnb management guide for JVC covers licensing and demand across the wider area.
Other JVC buildings worth comparing include Binghatti Royale, Hyati Avenue and Masaar Residence.
Unit Types
Hive JVC offers fully furnished studio, one, two, three and four-bedroom apartments, all let on flexible annual leases with all-inclusive monthly billing (wifi, utilities and maintenance included) and a 30-day exit notice rather than a fixed multi-year contract. At its 2022 launch, monthly rates started from around AED 5,500 for a studio and AED 6,500 for a one-bedroom unit, with larger three and four-bedroom apartments available from around AED 4,500 per person on a shared basis. These are historical opening-period figures, and anyone interested in current availability or pricing should check directly with Hive Coliv rather than relying on 2022 rates.
Amenities
Two full floors of the building are dedicated entirely to shared community space, including a coworking and flexible workspace area, a library, wellness and meditation pods, and the One Life Kitchen and Cafe. Residents also have access to a gym, a gamers' room, a fabrication lab and a pet-grooming facility. On the rooftop, a 20-metre lap and lounge pool sits alongside a DJ area and a 15-seat open-air cinema, with a ground-level courtyard offering barbecue stations and a basketball court.
Transportation & Access
District 14 sits within Jumeirah Village Circle's wider road network, giving residents reasonably direct access to Al Khail Road and Sheikh Mohammed Bin Zayed Road, the two arterial routes most JVC buildings rely on to reach Dubai Marina, Downtown Dubai and Dubai Media and Internet City. Circle Mall, JVC's own retail and dining hub, is a short drive away for everyday shopping and food options.
Rental & Price Trends
Hive JVC operates on a direct-lease co-living model rather than the resale and buy-to-let market most JVC apartment towers trade on, so there is no public resale asking-price data for individual units in the way a standard freehold tower would have. At its January 2022 opening, the building was reported to be at full capacity within weeks of launching, reflecting strong early demand for its flexible-lease format. Current rates and availability should always be confirmed directly with Hive Coliv rather than assumed from opening-era figures. Owners of standard JVC freehold apartments can estimate potential returns with Royale Stays' ROI calculator.
Airbnb / Short-Term Rental Income Potential
Hive JVC's business model differs from most Building Guide subjects covered on this site: Hive Coliv itself manages and directly subleases the building's apartments to residents on flexible annual leases, rather than the units being individually owned and rented out short-term by separate owners the way a typical JVC freehold tower operates. Because of this, Hive JVC is not currently a standard nightly Airbnb-style holiday-home building, and any short-term letting arrangement would need to route through the building's own operator, in the same way Royale Stays already routes permit and management arrangements through the on-site management company for hotel-branded and serviced-apartment buildings elsewhere in Dubai. Read our holiday home permit guide for how permit routing works for managed buildings.
For owners looking specifically at short-term rental income in Jumeirah Village Circle, the wider community includes dozens of standard freehold apartment towers already well established for Airbnb-style management, with DTCM holiday-home permits routinely arranged for individual unit owners. Royale Stays manages short-term rental apartments across JVC for a fee starting from 15%, covering furnishing, professional photography, dynamic pricing, guest communication and maintenance.
