About Al Habtoor Tower
Al Habtoor Tower rises inside Al Habtoor City on Sheikh Zayed Road in Business Bay, developed by Al Habtoor Group. It is a separate, much larger building from the complex's three Residence Collection towers, Amna, Noora and Meera, which are already complete.
Al Habtoor Tower reached its structural topping-out milestone at 86 floors in April 2026 and is reported to hold roughly 1,740 apartments across one, two and three-bedroom layouts, with the building's top six floors set aside for larger Ultra Residences and Sky Villas.
A separate, older and much smaller building also carries the name Al Habtoor Tower in Dubai Marina, completed in 2007. This guide covers the Business Bay tower inside Al Habtoor City, the building most commonly meant by that name today.
Location & Nearby Landmarks
Sitting inside Al Habtoor City on Sheikh Zayed Road, Al Habtoor Tower is close to Downtown Dubai, the Dubai Water Canal and DIFC. The tower is also covered by Royale Stays' Business Bay area guide, which covers the wider district's location, connectivity and rental market context.
Al Habtoor Tower sits alongside three sister buildings in the same complex: Amna Tower, Noora Tower and Meera Tower, all already complete and already managed by Royale Stays.
Unit Types
Al Habtoor Tower's apartments run from one to three-bedroom layouts, reported at roughly 861 to 2,356 square feet, with the final six floors reserved for larger Ultra Residences and Sky Villas. This is a considerably larger unit count than any of the complex's three Residence Collection towers, giving future owners a wide mix of layouts to furnish once handover begins.
Amenities
Planned amenities include infinity pools, paddle tennis courts, a fitness centre, a wellness spa and a dedicated kids' centre, continuing Al Habtoor City's established resort-style amenity standard already seen at its Residence Collection towers.
Transportation & Access
Al Habtoor City's position directly on Sheikh Zayed Road gives Al Habtoor Tower quick access to Downtown Dubai, DIFC and the wider Business Bay canal district by car.
Construction & Handover Status
Al Habtoor Tower reached its structural topping-out milestone at 86 floors in April 2026, with Al Habtoor Group stating that construction had then moved into its final phase of facade completion, interior finishes and amenity delivery.
The developer's own announcement pointed to a phased handover beginning in 2026, starting with more than 1,300 of the tower's roughly 1,740 apartments. As of late August 2026, no independent source confirms that handover has actually taken place yet, so prospective owners should treat 2026 delivery as the developer's stated target rather than a confirmed date.
Airbnb / Short-Term Rental Income Potential
Business Bay is an established, actively booked short-term rental submarket in Dubai, and Al Habtoor Tower's developer, Al Habtoor Group, carries no confirmed restriction on holiday-home letting, unlike Vida, the only confirmed exception under Royale Stays' permit policy. Once units here are handed over, owners will be able to pursue the same DTCM holiday home permit route already used across Business Bay.
Al Habtoor Tower has no rental track record yet, so this guide does not state a specific income figure for the building. Business Bay's canal-front and Sheikh Zayed Road towers have an established short-term rental performance that new owners here will be able to draw on once their units are delivered. Royale Stays covers the wider approach in its guide to Airbnb property management in Dubai.
Royale Stays can handle the full guest cycle once handover begins, from furnishing and professional photography through pricing, check-in, guest communication and maintenance, for a fee starting from 15%. Owners preparing ahead of delivery can submit their property to get started.
