About Amna Tower

Amna Tower stands in Al Habtoor City, the Al Habtoor Group's mixed-use development on Sheikh Zayed Road at the edge of Business Bay, alongside the Dubai Water Canal. It is one of three residential towers in the complex's Residence Collection, sharing the site with Noora Tower and Meera Tower and with three neighbouring five-star hotels. The 73-storey tower, completed in 2012, holds 537 freehold apartments and penthouses, ranging from one-bedroom units up to seven-bedroom penthouses.

Note for anyone researching this building: Amna Tower is not the same building as Meera Tower or Noora Tower. All three share the same complex and developer, but are distinct buildings with their own addresses and unit inventories.

Location & Nearby Landmarks

Amna Tower's Sheikh Zayed Road frontage puts it within Business Bay's wider commercial and residential corridor, close to Downtown Dubai, DIFC and the Dubai Water Canal. For a wider look at what makes Business Bay work for short-term rentals, see Royale Stays' Business Bay Airbnb management guide.

Amna Tower’s own sister tower in the same Al Habtoor City complex, Meera Tower, is covered in its own guide, alongside other Business Bay buildings Royale Stays manages, including Executive Tower A and MBK Tower, both on the same Sheikh Zayed Road corridor.

Unit Types

Amna Tower's 537 units span one, two, three, four and five-bedroom apartments alongside six and seven-bedroom penthouses, giving owners a wide range of layouts to furnish and list, from compact one-bedroom units to full-floor penthouse living.

Amenities

Residents have access to a large pool deck, a fully-equipped gym, and a tennis academy with an indoor air-conditioned court plus three outdoor courts, alongside a nursery, first-aid medical centre and on-site supermarket. Al Habtoor City's three neighbouring hotels add further dining and leisure options within walking distance.

Transportation & Access

Amna Tower's position on Sheikh Zayed Road gives direct access to Dubai's main arterial route, putting Downtown Dubai, DIFC and the wider Business Bay canal district within easy reach by car.

Airbnb / Short-Term Rental Income Potential

Business Bay is an established, actively-booked short-term rental submarket in Dubai, and Amna Tower already has a visible short-term rental presence, with multiple listings currently live from third-party operators. Al Habtoor Group is not a hotel brand that prohibits holiday-home letting, unlike Vida, the only confirmed exception under Royale Stays' permit policy, so there is no confirmed barrier to STR use here. Royale Stays' Airbnb management services cover furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, all handled from a management fee starting at 15%.

Owners considering an Amna Tower apartment for short-term letting can get a free property assessment by submitting their property directly. Holiday-home permitting follows the normal Dubai Department of Economy and Tourism route: see Royale Stays' holiday home permit guide for the full process.
