Churchill Towers is really two buildings that share a name. One is a residential tower, the other an office block, and the register for the complex mixes the two. That matters if you are about to buy a flat here, because the sales you read about are not all flats.
Churchill Residency is the residential tower of Churchill Towers in Business Bay, built by Emirates National Investment. Below is a week in a flat there, and what it means if you own one.

Two towers, two uses
Churchill Towers is a twin-tower development on the Dubai Water Canal: Churchill Residency, the taller tower, and Churchill Executive, an office tower. Residency has 618 apartments from one to three bedrooms plus a few penthouses, while Executive has around 656 offices and 16 shops.
So the first thing to know is simple. You are booking a flat in the residential tower, and the office floors are a different building with a different lobby.
What is inside
The amenities include a swimming pool, a gym and a jacuzzi, with a sauna, a steam room and a children's play area. There is a mini-golf course too, and security runs for 24 hours.
Waterfront views of the canal and the city skyline come with the upper floors, close to the Burj Khalifa and Downtown Dubai.
Who a flat here suits
A one-bedroom suits a couple or a solo traveller on a work trip. A three-bedroom suits a family or a group of friends, and the pool and mini-golf course keep children busy between outings.
Getting here from Dubai International
The drive from Dubai International is 19.2 kilometres, around 21 minutes when the road is clear. Real traffic adds to that, so a flight landing at rush hour should plan for longer.
The water taxi and the train
Business Bay station is a nineteen-minute walk or a three-minute drive. That is a stroll in winter and a taxi in summer. The station is R26 on the Red Line, one stop from Burj Khalifa and Dubai Mall.
A water-taxi stop is seven minutes away on foot, which makes the canal a way to get about as well as something to look at. The canal has a boardwalk that links the district by water transport to older parts of the city.
The district's story
Dubai Properties shaped Business Bay through projects such as Executive Towers and Bay Square. About 22.1% of the land is for residential projects and 59.4% for mixed use.
Business Bay has been under development since 2005, and it was designed to echo business centres such as Manhattan.
The first errand
Shops are close. Deli Plus Mini Mart is six minutes on foot, and Barsha Hills Mini Mart is eight. Life Pharmacy and Medicina are a little further.
Spinneys and Choithrams are on Bay Avenue, and West Zone Grocery is near Mayfair Towers.
Dinner
Eight places to eat sit close by and 51 within a kilometre. Falafel Farm and Pechka Cafe and Bakery are among the nearest, with Mama'esh close behind.
Tong Thai and Farsi Restaurant are among the well-known places to eat, with Oud Lounge for an evening out. The Blacksmith Bar and Eatery serves American barbecue.
A free afternoon
Valla Fitness is an eight-minute walk and Bayside Park 2 is ten, so a run or a workout fits easily into a morning before the day gets hot. The pool and the mini-golf are closer than either.
For a longer outing, the Dubai Fountain and the Burj Khalifa are both a little over two kilometres away. The canal suits jogging and cycling. The promenade has walking and cycling paths with waterside dining.
Families and schools
International School of Dubai teaches an American curriculum. The closest on the map are Al Manar Quran Study Centre and Safa Private School, each a quarter of an hour on foot.
Global Indian International School, GEMS Our Own Indian School, Dubai International Private School and Horizons English School are within reach of Churchill Towers. Horizons English School holds the top KHDA grade.
Parks and the green side
Bay Avenue Park, next to Spinneys, is the nearest green space in the district, with Burj Park in Downtown and Safa Park across Sheikh Zayed Road beyond it. Bay Avenue Park has a skate park and a graffiti-style design that teenagers like.
Burj Park in Downtown is pet-friendly and shows the fountain from its lawns.
What the district is like
Business Bay is a mixed-use district of skyscrapers, commercial and residential, south of Downtown Dubai on the southern edge of Dubai Creek. Most buildings have more than 20 floors, so anyone who wants green spaces and a quaint community may not find them.
Our reading: Business Bay's canal-side towers, a metro station on the Red Line and Downtown close by suit you if you are in town for work and want an apartment with a kitchen rather than a hotel room.
Who lives here
The district draws professionals and entrepreneurs, with many expats in their twenties and thirties who live close to their workplaces. It is a safe, well-maintained community with 24/7 security and good roads.
Many apartments look over the canal, the Burj Khalifa or the skyline, and some have smart-home controls for lighting, temperature and security. Your view depends on the floor and the side of the tower.
Neighbouring towers
Executive Towers is a group of twelve towers, with studios up to four-bedroom apartments. Capital Bay Towers has a gym, a pool, an aerobics room and a children's play area.
Merano Tower and Ontario Tower are both 29-storey buildings. Towers like these fill the skyline, and the streets around Churchill Towers stay busy from early morning to late at night.
Hotels nearby
JW Marriott Marquis, Taj Dubai and The Oberoi are among the top hotels in Business Bay. A flat competes with them on a kitchen and more room, which is why families and groups look past a hotel for a week.
Events
Events at Bay Avenue, from concerts to farmers' markets, give residents a chance to meet. The district also hosts art galleries and events through the year.
The canal in the evening
The Dubai Canal is the landmark the district is known for, an artificial waterway that links Business Bay to the older parts of the city. A walk there after dinner costs nothing, and the boardwalk is wide enough that you can stroll side by side with a stroller or a friend.
What is on in the city
Dubai's year follows a clear order. Shopping fills the winter, and November belongs to fitness.
This autumn the City Half Marathon starts in DIFC on 8 November, and Diwali events run through the first half of the month with shopping offers and dining deals. National Day follows at the start of December with fireworks and family activities.
A week at Churchill Towers
On Monday you land at Dubai International and take a taxi to the residential tower. On Tuesday you swim, and on Wednesday you take the water taxi.
Downtown is 11 minutes away by car, Dubai Marina 20 and Palm Jumeirah 21.

The register labels all of these as sales. It shows more office sales than flat sales for Churchill Towers in the last few weeks, so the table below covers flats only.
