About Alma
Alma is a gated villa and townhouse enclave within the Arabian Ranches masterplan, developed by Emaar Properties and completed with Spanish-inspired architectural detailing across its facades. The community is split into two sub-districts, Alma 1 and Alma 2, delivered in phases: Alma 1 came first with larger, three to four-bedroom homes, while Alma 2 followed with a mix of two to three-bedroom villas, several with dedicated study rooms, in the roughly 2,436 to 2,780 sq ft range.
Note for anyone researching Alma online: this guide covers the residential community of the same name inside Arabian Ranches. A separate, unrelated Dubai developer trades under the similar "ALMA Developments" name and has its own "Alma Gardens" apartment project in Liwan, Dubailand, the two share nothing beyond the name.
Location & Nearby Landmarks
Alma sits within the wider Arabian Ranches masterplan in Dubailand, close to the Arabian Ranches Golf Club and the community's own retail centre and souk, with access onto Sheikh Mohammed Bin Zayed Road (E311) connecting through to Downtown Dubai, Dubai Marina and the rest of the city.
Alma is one of Arabian Ranches' own sub-communities: see Royale Stays' guide to Arabian Ranches Villas for the wider masterplan, or the guides to Alvorada 4 and Polo Homes, other named sub-communities nearby, for how a similar Arabian Ranches enclave compares. Saheel, another original Arabian Ranches sub-community, is a further comparison point.
Unit Types
Alma 1's original villas run three to four bedrooms as standalone homes, while Alma 2's later-phase villas run two to three bedrooms with study rooms, roughly 2,436 to 2,780 sq ft. Spanish-inspired facades, private gardens and terraces, and garage parking are standard across both phases.
Amenities
Residents are close to the Arabian Ranches Golf Club, the community's own retail centre and souk, sports courts, swimming pools and walking trails, with Dubai Miracle Garden also nearby.
Transportation & Access
Alma has access onto Sheikh Mohammed Bin Zayed Road (E311) and Al Qudra Road, with a short drive to Motor City, Global Village and Dubai Sports City, and onward connections to Downtown Dubai and Dubai Marina.

Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including an Alma villa, requires a DTCM holiday home permit. See Royale Stays' holiday home permit guide for the application process. As with any gated Arabian Ranches community, individual owners' associations may add their own rules around short-term letting, owners should confirm directly before listing. Royale Stays does not currently manage a property in Alma.
The company's real Dubai villa short-term rental track record comes from a villa it manages in MAG City, part of the MBR City masterplan: across a four-month tracked window (December 2025 to April 2026, a shorter period reflecting that property's onboarding date), the villa achieved an average daily rate of AED 1,399 and 80.22% occupancy, confirmed via the company's Hospitable booking-channel data. Royale Stays also manages villas in DAMAC Hills and DAMAC Hills 2. This is the company's own managed-portfolio performance for different villa communities, not an Alma-specific estimate.
Full-service management for a Dubai villa covers furnishing, photography, pricing, guest communications and maintenance coordination, from a management fee starting at 15%. Owners ready to move forward can submit their property for a free assessment.
