About Jumeirah Park
Jumeirah Park is a non-gated, villa-only freehold community in Dubai, developed by Nakheel Properties across 380 hectares of landscaped grounds. Sales launched in 2006 under the project's original working name, Jumeirah Village North, before it was renamed Jumeirah Park. Construction began the following year and, after a multi-year pause during the 2008-2010 downturn, the bulk of the community was handed over between 2012 and 2013, with the community's retail Pavilion opening in 2014.
Today the community comprises more than 3,000 detached villas spread across nine numbered districts, District 1 through District 9, plus two newer additions, Jumeirah Park Homes and Royal Park Villas, built on plots left vacant at initial development. Villas come in three architectural styles, Regional, Legacy and Heritage, each offered in three, four and five-bedroom layouts, giving the community nine distinct villa types in total.
Location & Nearby Landmarks
Jumeirah Park sits inland from Dubai Marina, directly behind Jumeirah Lake Towers (JLT), bordering the communities of Jumeirah Islands and The Meadows, each a separate, independently developed community, not part of Jumeirah Park itself. The community has direct access to Sheikh Zayed Road (E11), Sheikh Mohammed Bin Zayed Road (E311), and Al Khail Road.
From within the community, JLT is roughly 5 minutes away, Ibn Battuta Mall around 9 minutes, Dubai Marina around 11 minutes, Palm Jumeirah around 15 minutes, and Downtown Dubai around 25 minutes, all by car. Unit Types
Jumeirah Park's villas are detached, double-storey homes with bedrooms upstairs and living and dining space on the ground floor. Regional-style three-bedroom villas run from roughly 3,612 to 3,997 square feet, with four-bedroom Regional villas at around 5,071 square feet and five-bedroom Regional villas at around 5,449 square feet. Legacy-style villas follow a similar spread: three-bedroom units from roughly 3,569 to 4,035 square feet, four-bedroom at around 4,851 square feet, and five-bedroom at around 5,479 square feet. Heritage-style three-bedroom villas run around 3,997 square feet.
Every villa includes a private garden, terrace and double garage, and most four and five-bedroom villas add a private pool in the back garden. A small number of four-bedroom townhouses are available through the newer Jumeirah Park Homes and Royal Park Villas developments.
Amenities
Jumeirah Park is not centrally gated, security is handled through patrolling vehicles and a neighbourhood watch arrangement rather than a single controlled entrance, giving the community a more open, relaxed feel than some of Dubai's fully gated villa clusters. Shared amenities include more than a dozen parks and green spaces, jogging and cycling tracks, tennis, basketball and football facilities, outdoor gyms and a dedicated kids' play area. The Pavilion serves as the community's day-to-day retail hub, with supermarkets, cafes and everyday shops, and District 7 adds a dedicated sports complex with a 50-metre Olympic-size pool, a large gym and a spa.
Transportation & Access
Jumeirah Park has no Metro station of its own, the nearest options, The Gardens and Discovery Gardens Metro stations, are each roughly 9 minutes away by road. Road access runs primarily via Sheikh Zayed Road, Sheikh Mohammed Bin Zayed Road and Al Khail Road. Owners and guests without a car should budget for taxi or ride-hailing costs, the same practical constraint that applies to most low-density Dubai villa communities set back from the Metro network.

Jumeirah Park's villa resale and rental market has matured since the community's 2012-2013 handover wave, though publicly available pricing figures vary by district, villa style and source, and are not restated here as single verified numbers. What is consistent across sources is that Jumeirah Park trades as a freehold, family-oriented villa community rather than a short-term-rental-dense tower cluster, so owners considering Airbnb here should expect a smaller, more localised comparable-listing pool than in apartment-heavy areas like Dubai Marina or Downtown Dubai.
