About Jumeirah Islands
Jumeirah Islands is a gated, villa-only freehold community in Dubai, developed by Nakheel Properties through its Jumeirah Islands Company subsidiary. The community comprises 46 landscaped islands arranged around a network of artificial, seawater-filled lakes, with each island holding a cluster of 16 villas, for 736 villas in total. Launched in 2003, the community was largely completed by 2006, confirmed against Bayut's area guide.
Villas are built in six distinct architectural styles, European, Mediterranean, Oasis, Tropical, Contemporary and Islamic, each offered with up to six facade variants and a choice of three interior floor-plan designs, so that no two villas in a cluster look quite alike. A separate enclave of 31 larger Mansion villas sits beside cluster 32, and a newer addition, the Jumeirah Island Townhouses, added 84 four-bedroom homes across three blocks near the community's retail Pavilion, announced in 2013 and delivered in 2017.
Location & Nearby Landmarks
Jumeirah Islands sits inland from Dubai Marina and Jumeirah Lake Towers (JLT), just east of Sheikh Zayed Road (E11) between interchanges 5 and 6. The community is close to and borders Jumeirah Park, a similar Nakheel-developed villa community, and sits directly below Jumeirah Heights, a separate Nakheel apartment community of six low-rise buildings, not to be confused with Jumeirah Islands' own villa-only housing stock.
Further east, the Emaar-developed Emirates Living communities, The Springs, The Meadows and Emirates Hills, sit nearby but belong to a different developer and a different branded collection. From within the community, DMCC Metro Station and the JLT Tram are each around 10 minutes away, Ibn Battuta Mall and Dubai Marina are each around 14 minutes away, Palm Jumeirah is around 18 minutes away, and Dubai International Airport is around 30 minutes away, all by car.

Jumeirah Islands' standard villas are four or five-bedroom homes ranging from roughly 5,101 to 7,200 square feet, each with its own private swimming pool, spread across 46 clusters of 16 villas apiece. Interior layouts are available in Entertainment, Garden Hall and Master View designs. A more exclusive collection, The Mansions, offers 31 larger five-bedroom villas in a secluded enclave beside cluster 32. The newer Jumeirah Island Townhouses add 84 four-bedroom homes of around 3,600 square feet across three blocks, each with en-suite bathrooms, a maid's room, study, private garden, veranda, outdoor terrace, roof terrace and a double garage.
Amenities
Jumeirah Islands is a fully gated community with round-the-clock security. The Jumeirah Islands Pavilion serves as the community's retail and leisure hub, with around 14 shops and outlets including a supermarket, restaurants and cafes, a gym, beauty salon, medical clinic, pharmacy and dry cleaners, flanked by a 1.1-kilometre waterside jogging track. Residents also have access to a clubhouse, sports courts, shared swimming pools and a kids' play area, in addition to each villa's own private pool. The community is pet-friendly, one of relatively few in Dubai to be so.
Transportation & Access
Jumeirah Islands has no Metro station of its own, DMCC Metro Station and the Jumeirah Lake Towers Tram are each roughly 10 minutes away by road. Road access runs primarily via Sheikh Zayed Road (E11), with Ibn Battuta Mall and Dubai Marina each about 14 minutes away and Dubai International Airport around 30 minutes away. As with most low-density Dubai villa communities set back from the Metro network, owners and guests without a car should budget for taxi or ride-hailing costs for day-to-day trips.

What is consistent across sources is that Jumeirah Islands trades as a freehold, family-oriented, fully gated villa community rather than a short-term-rental-dense tower cluster, so owners considering Airbnb here should expect a smaller, more localised comparable-listing pool than in apartment-heavy areas like Dubai Marina or Downtown Dubai.
