About Jumeirah Golf Estates
Jumeirah Golf Estates is a large freehold community in Dubai, built around two 18-hole championship golf courses named Earth and Fire, both designed by Greg Norman and home to the DP World Tour Championship since 2009. The project traces back to Leisurecorp, a Dubai World subsidiary, in the mid-2000s. After the 2008-2009 financial crisis slowed construction, Nakheel took over completing the infrastructure from 2010 with Government of Dubai financial support, and the community operates today as Jumeirah Golf Estates LLC, owned by the Government of Dubai through the Investment Corporation of Dubai.
The community comprises 16 named residential sub-communities spread around the two golf courses, with villas running three to six bedrooms and private gardens. Al Andalus, a Mediterranean-styled mid-rise apartment development within Jumeirah Golf Estates, added one to four-bedroom apartments from 2019, in several towers around a landscaped square. Reported total unit counts for the whole community vary across sources and are not restated here as a single figure; Bayut's own area guide puts total residences at over 1,800 across villas, townhouses and apartments.
Location & Nearby Landmarks
Jumeirah Golf Estates sits off Sheikh Mohammed Bin Zayed Road (E311) in the Me'aisem 1 area, bordering Dubai Sports City and Arjan, with DAMAC Hills nearby, though each is a separate, independently developed community. Unlike most Dubailand-area villa communities, Jumeirah Golf Estates has its own dedicated Dubai Metro station, opened 1 September 2021 on Route 2020, the Red Line extension from Jebel Ali to Expo City, and it is the largest underground station on the entire Dubai Metro network, with two platforms, four bus stops, 20 taxi stands and 400 free public parking bays.
Royale Stays does not yet have a dedicated area guide covering this part of Dubai. For how the company's short-term rental service works more broadly, see Royale Stays' guide to choosing an Airbnb manager in Dubai. Other large freehold villa communities Royale Stays covers in Dubai include Jumeirah Park, a separate, independently developed community elsewhere in the city.
Unit Types
Villas across Jumeirah Golf Estates' sub-communities run three to six bedrooms, each with a private garden and views over the fairways or landscaped grounds. Al Andalus adds one to four-bedroom apartments in a Mediterranean-styled mid-rise format, with first handovers from 2019. Exact per-sub-community unit counts vary by source and are not restated here as single verified figures.
Amenities
Amenities centre on the two Greg Norman-designed golf courses, Earth and Fire, both DP World Tour Championship venues. The community also includes clubhouse facilities, landscaped grounds, and Al Andalus' own retail and community offering around its central square.
Transportation & Access
Jumeirah Golf Estates has its own dedicated Dubai Metro station on Route 2020, the Red Line extension, opened 1 September 2021, the largest underground station on the Dubai Metro network, sitting between Al Furjan and Dubai Investment Park stations. This is a real advantage over most Dubailand-area villa communities, which have no Metro station of their own. Road access runs primarily via Sheikh Mohammed Bin Zayed Road (E311).
Rental & Price Trends
Jumeirah Golf Estates' villa and apartment resale and rental market has matured since the first 2013-2014 handovers, though publicly available pricing and yield figures vary meaningfully by sub-community and by source, and are not restated here as single verified numbers. The community trades primarily as a golf-course villa and townhouse market rather than a short-term-rental-dense tower cluster, so owners considering Airbnb here should expect a smaller, more localised comparable-listing pool than in apartment-heavy areas like Dubai Marina or Downtown Dubai.
Owners weighing a Jumeirah Golf Estates villa against a standard long-term Ejari tenancy can model both scenarios with Royale Stays' Dubai property ROI calculator.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a Jumeirah Golf Estates villa, requires a DTCM holiday home permit. See Royale Stays' holiday home permit guide for the application process. As a freehold villa and apartment community rather than a hotel-branded or serviced-apartment building, the permit is applied for directly, the same routing that applies at Mudon, Al Barari and Arabian Ranches.
Royale Stays does not currently manage a property in Jumeirah Golf Estates. The company's real Dubai villa short-term rental track record comes from properties it manages in nearby MAG City (part of the MBR City masterplan), DAMAC Hills and DAMAC Hills 2, its confirmed Dubai villa markets. This is the company's own managed-portfolio performance for different, nearby villa communities, not a Jumeirah-Golf-Estates-specific estimate.
Full-service management for a Dubai villa, wherever it sits within Royale Stays' coverage area, covers furnishing, photography, pricing, guest communications and maintenance coordination, from a management fee starting at 15%. For a wider comparison of how full-service management stacks up across Dubai operators, see Royale Stays' guide to choosing an Airbnb manager in Dubai.
