About DEC Tower 3

DEC Tower 3 is the third structure in the DEC Towers development in Dubai Marina, alongside its two better-documented neighbours, DEC Tower 1 and DEC Tower 2. The wider complex was built by Dheeraj & East Coast LLC, with construction starting in 2005; completion is recorded differently across sources for the complex overall, landing Towers 1 and 2 somewhere between 2007 and 2009 depending on which section of Bayut's own building guide is read. Dubai Land Department records confirm this specific building under the reference "DEC Towers T3," with its own transaction history distinct from the other two towers.

DEC Tower 3 is genuinely harder to pin down than its siblings. Bayut's building guide describes DEC Towers as a two-tower complex only, connecting DEC Tower 1 (21 floors) and DEC Tower 2 (26 floors) by a shared five-storey podium, and Bayut has no dedicated guide page for a third tower at all, its own DEC Towers Building 3 page returns a not-found result. Propsearch, by contrast, lists "DEC Towers Building 3" as a genuine third structure in the development, separate from the podium-linked pair, and Dubai Land Department transaction records confirm real, ongoing sales activity registered under that name. This guide follows Propsearch and the Land Department's own registration, since actual sale transactions are stronger evidence of a building's existence than a competing guide's omission, but no independent source gives a storey count, launch date or full unit-type breakdown specific to Tower 3 the way Bayut does for Towers 1 and 2.

Ownership across DEC Towers is freehold, and the site sits on the southern stretch of Dubai Marina, within easy reach of Marina Walk, JBR's beachfront and Sheikh Zayed Road.

Location & Nearby Landmarks

DEC Tower 3 shares its address with DEC Tower 1 and DEC Tower 2 on Dubai Marina's southern edge, close to Sheikh Zayed Road and a short walk from Marina Walk's restaurants and cafes. The Walk JBR is around 1.3 km away, Marina Beach around 1.0 km, and Ain Dubai on Bluewaters Island around 1.4 km. Dubai Marina Mall, home to more than 400 stores and Reel Cinemas, is about a 14-minute drive.

Within a few hundred metres, residents can reach Studio One (0.1 km), home to Lillo's Restaurant, Pak Darbar Restaurant and a handful of salons and a supermarket, and Sparkle Towers (0.4 km), close to MedX Pharmacy. Al Sheebani Building, Yacht Bay Tower and Shemara Tower are named by Bayut as the closest neighbouring residential buildings.

The other two towers in the same complex are worth knowing about too. DEC Tower 1 is the shorter of the pair at 21 floors and DEC Tower 2 the taller at 26, both connected by the shared podium and both covered in their own dedicated guides on Royale Stays. Studio One, also covered on Royale Stays, sits just 0.1 km away. For the wider Dubai Marina market, from average earnings to occupancy trends, Royale Stays' Dubai Marina area guide covers the full picture.

Unit Types

No independent building guide breaks down DEC Tower 3's own unit types or floor plans the way Bayut does for Towers 1 and 2. What is confirmed, from real Dubai Land Department sale transactions registered under DEC Towers T3, is recent studio-apartment activity: units ranging from 518 to 866 sq ft have changed hands.

Whether Tower 3 also includes one, two- or three-bedroom apartments, as the wider DEC Towers development does, was not independently confirmed in this research pass, since no third-party source publishes a full unit-type list for this specific building: anyone comparing units directly should confirm the current mix with a listing agent or Royale Stays.

Amenities

DEC Tower 3's own facilities are not separately documented by any source found in this research. Owners and guests can reasonably expect it to share the wider DEC Towers development's amenities, which Bayut lists as a swimming pool, gym, kids' play area, daycare centre, outdoor jogging track, tennis court, squash court and 24-hour CCTV and intercom, plus 12 ground-floor retail units serving the complex. These are complex-wide facilities per Bayut's guide, not confirmed specifically inside Tower 3.

Transportation & Access

Sheikh Zayed Road is around a 4-minute drive from the DEC Towers site, keeping the rest of the city within easy reach. The Jumeirah Beach Residence Bus Stop is also around 4 minutes away, with the Dome Bus Stop roughly 10 minutes. Jebel Ali Metro Station on the Red Line is about an 8-minute drive, and the closest Dubai Tram stop, Jumeirah Beach Residence 2, is around 4 minutes away.

Real, dated Dubai Land Department sale transactions registered specifically under DEC Towers T3 show recent studio-apartment activity. A 521 sq ft studio sold for AED 800,000 (AED 1,536 per sq ft) on 4 March 2026. A 518 sq ft studio sold for AED 800,000 (AED 1,545 per sq ft) on 2 February 2026. An 866 sq ft studio sold for AED 1,050,000 (AED 1,213 per sq ft) on 26 January 2026.

No Tower 3-specific service charge figure was found published by any source in this research pass. Bayut's complex-wide DEC Towers service charge index, drawn from Dubai Land Department data, gives a figure of AED 12.35 per sq ft plus a separate AED 4.12 per sq ft unit air-conditioning charge for the wider development, though this may not apply exactly to Tower 3, since Bayut's own guide does not cover Tower 3 at all. Short-Term Rental Income Potential

Dubai Marina is one of Dubai's best-performing short-term rental areas. Across the area, a professionally managed one-bedroom apartment typically earns around AED 16,400 per month on Airbnb, compared to around AED 7,000 per month on a standard 12-month tenancy for a similar unit, per Royale Stays' Dubai Marina area guide. No DEC Tower 3-specific short-term rental listing or operator was found independently during this research pass, so this guide does not claim a Tower 3-specific booking history: the figures above reflect the area, not this individual building, stated honestly rather than inferred.

DEC Tower 3's freehold status puts it within the kind of property Royale Stays' Airbnb management services are built for: furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, all handled from a management fee starting at 15%. Owners considering a DEC Tower 3 apartment for short-term letting can see how the numbers work for their specific unit through Royale Stays' Dubai property management team, or get a free property assessment by submitting their property directly.

Because DEC Tower 3 is a standard freehold residential building rather than a hotel-branded or serviced-apartment property, holiday-home permitting follows the normal Dubai Department of Economy and Tourism route rather than needing to be arranged through a building management company: see Royale Stays' holiday home permit guide for the full process.

Questions

Frequently Asked Questions

DEC Tower 3 is a residential building within the DEC Towers development in Dubai Marina, registered with the Dubai Land Department as DEC Towers T3. It sits alongside DEC Tower 1 and DEC Tower 2, developed by Dheeraj & East Coast LLC, though unlike its two neighbours it has no dedicated building guide published by Bayut.
No. DEC Tower 3 is a separate structure. Bayut's own building guide describes DEC Towers as a two-tower complex, DEC Tower 1 at 21 floors and DEC Tower 2 at 26 floors, connected by a shared podium, and does not list a third tower at all. Propsearch and Dubai Land Department transaction records instead confirm DEC Towers Building 3 as a genuine, separately registered structure. DEC Tower 1 and DEC Tower 2 are each covered in their own guides on Royale Stays.
No independent source publishes a confirmed unit-type breakdown for DEC Tower 3 specifically. Every dated Dubai Land Department sale transaction found for this building during this research was a studio apartment, ranging from 518 to 866 sq ft; whether larger layouts are also available was not independently confirmed.
Across Dubai Marina generally, a professionally managed one-bedroom apartment typically earns around AED 16,400 per month on Airbnb, well above the roughly AED 7,000 per month a similar unit earns on a standard long-term tenancy. No DEC Tower 3-specific booking history was found, so these figures reflect the Dubai Marina area rather than this individual building. Royale Stays manages Dubai Marina properties from a fee starting at 15%.
Yes. DEC Tower 3 is a standard freehold residential building, not a hotel-branded or serviced-apartment property, so owners can apply for a Dubai holiday home permit through the normal Department of Economy and Tourism process. Royale Stays handles the permit application as part of its management service.
