About Yacht Bay

Yacht Bay is a 16-storey residential tower on the Dubai Marina waterfront, developed by Select Group (some listings also credit Amrak Real Estate as a co-developer) and designed around a maritime, yacht-inspired facade with warm sandy tones and projecting balconies. Construction began in 2005 and the building was completed and handed over in October 2007. The tower holds 174 apartments (Select Group's own materials cite 175), including studio, one, two and three-bedroom layouts, with a total built-up area of more than 200,000 square feet. It is sometimes listed on property portals as Yacht Bay Tower.

The building sits directly on the Marina waterfront, overlooking Dubai Marina Bay and the Dubai Marina Yacht Club, with direct pedestrian access to Marina Walk. Dubai Marina itself is one of Dubai's designated freehold areas, open to full foreign ownership.

Location & Nearby Landmarks

Yacht Bay sits on the Dubai Marina waterfront with direct access to Marina Walk and its restaurants and cafes, and is adjacent to Sheikh Zayed Road, with DMCC Metro Station a few minutes away. Royale Stays actively manages Airbnb properties across Dubai Marina, and owners here are covered under the same Dubai Marina Airbnb management service used across the rest of the community.

Bayut's own building profile for the neighbouring DEC Towers complex names Yacht Bay Tower as one of the closest residential buildings nearby, alongside Al Sheebani Building and Shemara Tower, both of which Royale Stays covers separately: DEC Tower 1 and DEC Towers 2, the two connected towers of that development. Further along this stretch of the waterfront, Royale Stays also covers Park Island and Time Place Tower. For a wider view of pricing and demand across the whole area, Royale Stays' ROI calculator can model a specific unit's numbers.

Unit Types

Yacht Bay offers studio, one, two and three-bedroom apartments. Transportation & Access

Airbnb / Short-Term Rental Income Potential

Dubai Marina is one of Dubai's best-performing short-term rental areas. Across the area, a professionally managed one-bedroom apartment typically earns around AED 16,400 a month on Airbnb, per Royale Stays' Dubai Marina area guide. No Yacht Bay-specific short-term rental listing or operator was found independently during this research, so the figures above are area-blended, not exclusive to this tower.

Short-term letting anywhere in Dubai, including at Yacht Bay, needs a valid DTCM holiday-home permit before taking bookings, alongside professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination. Royale Stays runs the full operation for owners here for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Yacht Bay is developed by Select Group, a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Yacht Bay apartments can't be run as licensed holiday homes. Owners ready to move forward can submit their property for a free earnings estimate.
