About Creek Palace Residences
Creek Palace Residences, also marketed by Emaar simply as Palace Residences, is a branded residential development on the south-eastern side of Creek Island in Dubai Creek Harbour. The two names refer to the same building: property portals often add "Creek" to disambiguate it from other Palace-branded Emaar projects elsewhere in Dubai, including a separate Palace Residences development in Dubai Hills Estate. Emaar delivered the project through its subsidiary The Lagoons Phase One, with the residences serviced on demand by Address Hotels + Resorts, the luxury hospitality brand behind the adjacent 121-room Palace Dubai Creek Harbour hotel.
The complex is built as two 44-storey towers holding 587 branded one, two, three and four-bedroom apartments, ranging from 642 to 1,662 square feet. Construction ran from July 2019 to December 2022, when the building was completed and handed over. As a hotel-branded residence rather than a standard freehold tower, Creek Palace Residences sits in the same permit category as other Address and similar hospitality-branded buildings across Dubai: short-term letting is routed through the building's own management company rather than a standalone owner DTCM application. It carries no connection to Vida Hotels and Resorts, the one Emaar hospitality brand that does prohibit short-term letting.
Dubai Creek Harbour is also home to a separate family of standard freehold towers that share similar "Creek [Word]" names, such as Creek Edge, Creek Horizon and Creekside 18. Creek Palace Residences is not part of that family: it belongs to Emaar's Address-hospitality-branded sub-development, distinct by developer lineage even though its own keyword phrase happens to start with the same word.
Location and Nearby Landmarks
Creek Palace Residences sits on the south-eastern side of Creek Island, registered with the Dubai Land Department under Al Khairan First. The island setting is roughly 2.5 kilometres from the Ras Al Khor Wildlife Sanctuary and its flamingo lagoons, and it connects to the mainland by two road bridges and a pedestrian bridge across a canal about 100 metres wide. Residents step straight out to Creek Marina, the central waterfront promenade and Creek Beach, all within the wider Dubai Creek Harbour master plan. Views from the upper floors take in the Creek Canal, Creek Beach and, on the Downtown-facing side, glimpses of the Burj Khalifa skyline across the water. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Dubai Creek Harbour covers licensing and demand across the whole community.
Creek Island is also home to several other buildings covered separately on royalestays.com, including Creek Crescent, Harbour Views Tower 1 and Creekside 18 Tower B, each with its own layout, developer lineage and unit mix.
Unit Types
The two towers carry one, two, three and four-bedroom branded apartments, sized from 642 to 1,662 square feet. As an Address Hotels + Resorts serviced residence, units come finished to a hotel-branded standard with access to the adjacent Palace Dubai Creek Harbour hotel's facilities. A tower-by-tower breakdown of exact unit counts per bedroom type has not been independently confirmed for this guide, so we have left precise totals out rather than guess.
Amenities
Because the building operates under a hotel brand rather than a standard residential podium, the amenity set leans hospitality-grade: 24-hour concierge, a gym, an infinity pool, meeting rooms, a spa and valet parking are all part of the standard offering. At launch, Emaar also offered buyers a discount on Palace Dubai Creek Harbour Spa and pool membership and on food and beverage at the hotel's outlets: treat these as launch-period incentives rather than a guaranteed ongoing benefit, since terms can change with ownership.
Transportation and Access
Road access to Dubai Creek Harbour runs via Ras Al Khor Road and the Nad Al Hamar corridor, crossing onto Creek Island via one of the two road bridges. There is no Metro station within walking distance yet, since the district's planned rail connections remain under development, so residents and guests currently rely on cars and ride-hailing. Downtown Dubai and Dubai International Airport are both roughly a fifteen-minute drive in normal traffic.
Rental and Price Trends
Independent Dubai Land Department resale figures specific to Creek Palace Residences were not available at the time this guide was researched, so we have left a per-square-foot number out rather than rely on a stale or unconfirmed figure. Owners and prospective buyers can get a live estimate for a specific unit through Royale Stays' ROI calculator.
Airbnb / Short-Term Rental Income Potential
Royale Stays' own Dubai Creek Harbour data, drawn from managed buildings including Creek Edge Tower 1, Harbour Views Tower 2 and Creek Crescent, puts realistic gross monthly income at AED 7,500 to 11,000 for a one-bedroom, AED 11,000 to 16,000 for a two-bedroom and AED 18,000 to 24,000 for a three-bedroom, with gross annual yields in the 8 to 11 percent range. These are area-level figures rather than building-specific precision, and four-bedroom units are uncommon enough in Royale Stays' own Dubai Creek Harbour data that we have left larger-unit income out of this guide rather than guess: larger units are typically priced individually.
Real short-term listings for Palace Residences apartments were already found live on major booking platforms while researching this guide, a stronger signal than several neighbouring Creek Harbour buildings show. As a hotel-branded residence, the DTCM permit is arranged through the building's own management company rather than a standalone owner application, and owners should confirm the current process directly with that management company before listing: Royale Stays' DTCM holiday home permit guide covers the standard process. The wider operational approach, including furnishing, photography, pricing, check-in and guest communications, is covered in Royale Stays' guide to Airbnb property management in Dubai, for a fee starting from 15%. Owners ready to move forward can submit their property for a free earnings estimate.
