About Binghatti Crescent

Binghatti Crescent is a 5-storey residential building in Jumeirah Village Circle (JVC) District 11, developed by Binghatti Developers and located off Dana Road. Construction began in October 2022 and the building was completed by October 2023, comprising one basement level, five residential floors and a roof.

Per the developer, the building holds 165 residential apartments across a one, two and three-bedroom mix, alongside 5 ground-level retail units. Unlike some of Binghatti's taller JVC towers, Crescent is a genuinely low-rise development, pairing the developer's recognisable design language with a more intimate, boutique-scale resident community.

Location & Nearby Landmarks

Binghatti Crescent sits in JVC District 11, part of Jumeirah Village Circle, one of Dubai's largest and best-connected freehold apartment communities, accessible via Al Khail Road and Sheikh Mohammed Bin Zayed Road. Estimates put the drive to Palm Jumeirah and Downtown Dubai/Dubai Mall at roughly 15 to 20 minutes, with Dubai International Airport around 26 to 28 minutes away.

JVC is also home to several other Binghatti-developed towers, including Binghatti Tulip, Binghatti Royale and Binghatti Onyx, each a separate building with its own layout, unit count and construction history: see the FAQ below for how Binghatti Crescent differs from its same-developer neighbours. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for JVC covers licensing and demand across the community.

Unit Types

Binghatti Crescent offers one, two and three-bedroom apartments across its five residential floors. One-bedroom units run around 725 to 726 square feet, two-bedroom units around 1,090 to 1,220 square feet, and three-bedroom units up to around 1,750 square feet per the developer's published range (real Dubai Land Department sale records for the building show three-bedroom units transacting as small as 1,474 square feet, so actual layouts vary within that range).

Amenities

Residents have access to a swimming pool, a fully equipped gym, a barbecue deck, a sports court, a kids' play area and ground-floor retail outlets, alongside covered parking, high-speed elevators, CCTV security and concierge service. Binghatti Crescent is also confirmed pet-friendly.

Transportation & Access

The building's JVC District 11 position gives access to Al Khail Road and Sheikh Mohammed Bin Zayed Road, putting Downtown Dubai, Dubai Marina and Palm Jumeirah within a realistic drive time rather than walking distance, with Dubai International Airport around 26 to 28 minutes away.

Real Dubai Land Department sale records show Binghatti Crescent one-bedroom units trading around AED 935,000 to 950,000 (roughly AED 1,300-1,400 per square foot) and two-bedroom units around AED 1,350,000 to 1,440,000 (roughly AED 1,100-1,320 per square foot) through mid-2026, consistent with JVC's position as one of Dubai's more accessible freehold apartment markets. Airbnb / Short-Term Rental Income Potential

This is where real, external evidence backs up the keyword data: multiple live Airbnb listings explicitly named "Binghatti Crescent" are already operating in the building today, one and two-bedroom units, including a pool-view and a city-view listing, alongside a dedicated Booking.com listing page for "Binghatti Crescent, Jumeirah Village Circle, Dubai" offering two-bedroom, two-bathroom apartments with a fitness centre and year-round outdoor pool. That is independent proof of live short-term rental demand at this address, not a hopeful assumption.

Binghatti is a private developer, not a hotel brand: there is no policy reason (unlike Vida, the site's only confirmed prohibited brand) that Binghatti Crescent apartments can't be run as licensed holiday homes. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, the same service used across Royale Stays' wider Dubai Airbnb management, with a single monthly statement covering revenue, fee, costs and net transfer. Owners ready to move forward can submit their property to get started. To see what a Binghatti Crescent apartment can earn, get a free earnings estimate.

No. Binghatti Developers has built several separate, individually named towers across JVC, including Binghatti Tulip, Binghatti Royale, Binghatti Heights, Binghatti Amber, Binghatti Azure, Binghatti Corner, Binghatti Onyx and Binghatti Mirage, among others. Binghatti Crescent is a distinct 5-storey, 165-unit building with its own construction timeline and its own Dubai Land Department project registration: it is not the same building, sold under a different name, or a phase of any of these other towers. It is also a different building from "Binghatti Crest," a separately named Binghatti project in the same area.
No. Those are three unrelated buildings that happen to share the word "Crescent" in their name: Creek Crescent is an Emaar tower in Dubai Creek Harbour, Boulevard Crescent Tower 1 is an Emaar tower in Downtown Dubai, and The Crescent Tower C is a DAMAC tower in Dubai Production City. Binghatti Crescent is a separate building by a different developer, Binghatti Developers, in Jumeirah Village Circle.
