About Oxford Terraces

Oxford Terraces is a residential building developed by Iman Developers in District 11 of Jumeirah Village Circle (JVC). Construction began in May 2022 and the building was completed in January 2024, with handovers beginning that August. It rises five to six storeys (sources describe the floor count slightly differently depending on whether a ground or podium level is counted) and comprises 117 apartments – 58 studios, 51 one-bedroom units, and 8 two-bedroom units.

Oxford Terraces is one of at least nine developments Iman Developers has built or launched under its "Oxford" naming convention, the majority of them in JVC. It should not be confused with Oxford Terraces 2, a separate, later building also in JVC District 11, completed roughly ten months after Oxford Terraces with its own distinct unit sizes – despite the near-identical name and shared district, the two are different towers with different completion dates. Oxford Terraces is also distinct from Oxford Residence (JVC District 13) and Oxford Building (JVC District 14), as well as the developer's larger-scale "Oxford Series" projects such as Oxford 212, 10 Oxford, Oxford Cove and the forthcoming Oxford Boulevard. Two further Iman developments named "Oxford Gardens" exist outside JVC entirely, in Arjan and Dubai Science Park respectively – neither is related to Oxford Terraces beyond sharing a developer and a naming theme.

Location & Nearby Landmarks

Oxford Terraces sits in JVC District 11, part of the Al Barsha South Fourth municipal sub-area, close to Circle Mall, JVC's central retail hub. For the full picture of how Royale Stays manages Airbnb properties across JVC, see the Royale Stays JVC Airbnb management guide.

Oxford Terraces joins Royale Stays' wider JVC coverage, alongside Bloom Towers C, Hyati Avenue and DAMAC Ghalia, three of the other towers Royale Stays has covered in the community.

Unit Types

Oxford Terraces offers studio, one-bedroom and two-bedroom apartments, with no three-bedroom units in this particular building. Per the more detailed, bedroom-type-specific breakdown available: studios run roughly 396 to 478 sq ft, one-bedroom units roughly 650 to 752 sq ft, and two-bedroom units around 1,027 sq ft. A broader, less granular range reported elsewhere for the whole building does not reconcile with these more detailed figures and is not used here. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

Oxford Terraces' amenities include a rooftop swimming pool, a gymnasium, barbecue facilities and cabanas, a double-height entrance lobby, and landscaped garden areas. The building also features smart-home technology, including intelligent lighting, automated curtains, and an eco-cooling system designed to support more energy-efficient living. Owners and prospective renters should confirm current on-site facilities directly with the building's management, since amenity offerings can change over time.

Transportation & Access

Oxford Terraces sits close to Circle Mall, JVC's central retail hub, with the wider Jumeirah Village Circle road network providing access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. From there, Dubai Marina, Downtown Dubai and Dubai International Airport are all within a reasonable drive.

Royale Stays has not independently confirmed a building-specific rental figure for Oxford Terraces to its two-source standard in this pass. Owners considering a unit at Oxford Terraces can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate instead.

Airbnb / Short-Term Rental Income Potential

Units in Oxford Terraces already see short-term rental activity: a Booking.com listing markets a "Stylish 1-BR Apartment in Oxford Terraces, JVC," showing that short-term letting is already happening in this exact building. This is a third-party operator listing, not a Royale Stays-managed property, and should be read as market evidence rather than a claim about any specific listing's performance.

JVC is a confirmed, active Royale Stays management area, with dedicated building guides already covering multiple other towers in the community, including Bloom Towers C, Hyati Avenue and DAMAC Ghalia.

Short-term letting anywhere in Dubai, including at Oxford Terraces, runs through a DTCM (Department of Economy and Tourism) holiday home permit. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

For an owner weighing whether Airbnb makes sense for a unit at Oxford Terraces, the practical starting points are confirming the DTCM permit route, furnishing to a standard that competes with the building's existing short-term listings, and pricing against comparable JVC units. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, see also Royale Stays' wider Dubai Airbnb management overview. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.

Royale Stays does not yet have Oxford Terraces-specific portfolio data to draw on for this guide; this section reflects the already-visible operator/listing demand at Oxford Terraces only, reviewed by Chris Veinbaums, DTCM-licensed operator.
