About District One

District One is a gated villa and mansion community in Mohammed Bin Rashid City (MBR City), Dubai, developed by Meydan Group through a joint venture with Sobha, in collaboration with District One Developers. Launched in January 2014 as part of a roughly AED 35 billion project, the masterplan spans 501 hectares (1,240 acres) around the Crystal Lagoon and was delivered in phases, with sources placing handovers between around 2018 and 2020.

District One should not be confused with District One West, Lagoon Views, or Naya Residences: newer sub-communities developed by Nakheel within the same MBR City 'District One' branded area, still under delivery as of 2026. Those are separate developments from a different developer. This guide covers only the original, established District One community built by the Meydan Sobha joint venture, comprising roughly 1,500 villas and 18 mansions around the Crystal Lagoon.

District One sits within Mohammed Bin Rashid City, centered on the Crystal Lagoon, marketed as the world's largest man-made lagoon, with kilometers of shoreline running through the community. The masterplan is organized into 7 sub-communities across its 501-hectare footprint, on the same wider Meydan masterplan as Meydan Racecourse and Meydan One, a short drive from Downtown Dubai.

District One's original masterplan delivered roughly 1,500 five-bedroom villas, each with a driver's room and maid's quarters, alongside 18 ultra-luxury seven-bedroom mansions with dedicated staff quarters. Villas and mansions were built across three architectural styles: Contemporary, Modern Arabic, and Mediterranean. A separate apartment component, marketed as 'The Residences,' also forms part of the wider masterplan across as many as 70 buildings of five to seventeen storeys with one to three-bedroom units, though a precise building count for that component was not confirmed to the same two-source standard as the villa and mansion figures above and is omitted here.


Amenities

District One's amenities center on the Crystal Lagoon itself, with kilometers of sandy shoreline running through the community. Over 65% of the 501-hectare masterplan is given to green space, including roughly 26 million square feet of parks. The 7 sub-communities each carry their own landscaping, and residents have access to jogging and cycling tracks that run around the lagoon and through the wider community.


Transportation & Access

Like the rest of MBR City, District One has no Metro station of its own. Road access runs primarily via Al Khail Road and Sheikh Mohammed Bin Zayed Road, both of which serve the wider Meydan masterplan. A Metro expansion targeted for completion by 2030 is reported to eventually route through MBR City, though this remains a future infrastructure plan, not a current amenity.


District One's launch pricing and current resale or rental figures were not independently confirmed to the two-source standard this guide requires, so no specific AED figures are stated for District One itself.
