Seagull Point should not be confused with District One West, a separate, newer waterfront villa development by Nakheel within the same wider "District One" branded MBR City area, still under construction as of 2026 — see Royale Stays' District One West guide for that project. Seagull Point is an apartment tower, already delivered, part of the original District One masterplan around the Crystal Lagoon.

Developer, floor count, handover date and unit sizes are cross-confirmed across multiple property portals (offplan-dubai.com, binayah.com, 369capitalventures.com, goldenheightsproperties.com, meydandistrict1.com). Total unit count (approximately 132 units) is single-sourced to one portal and treated as directional rather than fully verified.

The building is organised across a ground floor plus 14 typical floors, with roughly 5 to 10 units per floor.

A fourth portal (offplan-dubai.com) states a broader 850-3,200 sq ft range that does not match the other three; that figure is treated as an outlier and not used here.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at Seagull Point, requires a DTCM (Department of Economy and Tourism) holiday home permit. Meydan Group and District One are standard freehold developers, not a hotel brand or serviced-apartment operator, so there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that a Seagull Point apartment can't be run as a licensed holiday home.
