About Wimbledon Tower

Wimbledon Tower is a residential building in Sports City, DubaiLand, Dubai, developed by Falak Properties. It was originally called Baseball Tower and is one of seven sports-themed residential buildings in the same complex, known as Falak Towers or Westgate Apartments: Hub Canal Tower 1, Hub Canal Tower 2, Golf Tower, Cricket Tower, Tennis Tower, Ice Hockey Tower and Wimbledon (Baseball) Tower.

The two Hub Canal towers sit by the canal near the sports stadia, while Wimbledon Tower and the other four overlook the golf course, close to the intersection of Sheikh Mohammed Bin Zayed Road and Al Khail Road. Construction began in 2008 and the building was completed in December 2011 according to propsearch.ae, with Dubricks giving an anticipated completion of January 2012 and bayut.com giving 2012. The name refers to the building in Dubai Sports City, and has no connection to the Wimbledon tennis championships in London.

Developer (Falak Properties) confirmed by all three sources checked: propsearch.ae, bayut.com and dubricks.com. The former name (Baseball Tower) and the seven-tower Falak Towers/Westgate Apartments grouping are sourced from propsearch.ae and bayut.com. Disclosed conflicts that no source could break: storey count is 18 per propsearch.ae, 15 per bayut.com and 14 per dubricks.com, so this page does not state a single figure; completion is December 2011 (propsearch.ae), January 2012 (dubricks.com) or 2012 (bayut.com); the total of 112 units appears on dubricks.com only.

Shops, hotels and school distances sourced from propsearch.ae. The golf course and stadium context is confirmed by bayut.com and dubricks.com (three sources for the general location picture). Used as location colour rather than a load-bearing fact.

Unit Types at Wimbledon Tower

All three portals agree that Wimbledon Tower has studio and one-bedroom apartments. Bayut.com and Dubricks also describe two-bedroom apartments, while propsearch.ae and the floor plans listed on Dubricks show studios and one-bedrooms only. Bayut.com puts studios at around 500 sq ft, one-bedroom units at roughly 750 to 1,000 sq ft and two-bedroom units at roughly 1,200 to 1,400 sq ft. The two-bedroom layout is described with two en-suite bathrooms and a powder room, a closed kitchen and a laundry area.

Studio and one-bedroom mix confirmed by propsearch.ae, bayut.com and dubricks.com. The two-bedroom layout rests on the descriptive text of bayut.com and dubricks.com only, and is not shown in propsearch.ae's unit-layout summary or Dubricks' floor-plan list, so it is treated as unconfirmed. Size ranges are from bayut.com alone.

Amenities at Wimbledon Tower

Wimbledon Tower has basement parking with at least one space per apartment, high-speed elevators, 24-hour security guards and cameras on every side of the tower. Bayut.com lists a fully equipped gym, a temperature-controlled swimming pool with a jacuzzi, spa facilities, a kids' play area and round-the-clock concierge and guest services. It is pet-friendly, has a fire-fighting system and backup generators, and DEWA supplies utilities. Dubricks also lists central air-conditioning, landscaped gardens and CCTV.

Amenities sourced from bayut.com (detailed list) and dubricks.com (shorter list, consistent with it). Both are portal-authored descriptions rather than a management-company fact sheet, so a specific facility should be confirmed with the building before relying on it.

Transportation & Access

By car, it takes roughly 23 minutes from Wimbledon Tower to Dubai Mall, 17 minutes to Palm Jumeirah, 19 minutes to Burj Al Arab and 20 minutes to The Walk JBR. Dubai International Airport (DXB) is roughly 28 minutes away, and Al Maktoum International Airport (DWC) is roughly 31 minutes away. The nearest Dubai Metro stations are DMCC at 12 minutes, and Discovery Gardens and Al Furjan at 13 minutes.

Price Guide: Wimbledon Tower

No verified Dubai Land Department sale-price records for Wimbledon Tower could be found on the portals checked, so this guide does not quote a purchase price or service charge for the building. Propsearch.ae shows the building page without a transaction table, and bayut.com and Dubricks publish no sale figures for it.

For an indicative reference, the sister building Cricket Tower has recorded Dubai Land Department studio sales of AED 410,000 to AED 465,000, though that is a different building and not a Wimbledon Tower price. Ask an agent for current asking prices, and use Royale Stays' Dubai property ROI calculator to estimate returns against a specific purchase price.

No Dubai Land Department transaction records, asking prices or service-charge figures for Wimbledon Tower were found on propsearch.ae, bayut.com or dubricks.com (dxbinteract.com and Property Finder returned no page for the building). The Cricket Tower figure is quoted from that building's own Royale Stays guide and is a neighbouring-building reference only.

Airbnb & Short-Term Rental Income Potential

Dubai Sports City is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Wimbledon Tower specifically. Falak Properties is a standard residential developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, through a service starting from 15% covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Airbnb management services, its Dubai holiday home permit guide, or submit your property to get started.

Royale Stays has no current partnership, affiliation, or commercial relationship with Falak Properties. This page is an independent building guide for owners and investors researching the project.
