Wavez by Danube has no metro station directly on site; the nearest planned metro line is roughly a 10-minute drive away, per the developer's own listing. Sheikh Mohammed Bin Zayed Road is about a minute's drive from the building, and Sheikh Zayed Road around 10 to 12 minutes, giving residents fast access to the rest of Dubai by car. Dubai International Airport is roughly 15 to 24 minutes away depending on the source and traffic conditions, and Al Maktoum International Airport around 35 to 36 minutes. As in most of Liwan, day-to-day transportation leans on cars and taxis rather than walkable transit.
Drive-time estimates vary between sources: Danube Properties and Topaddress.ae cite around 15 minutes to Dubai International Airport, while Propsearch.ae and Alnair.ae's own calculations show 20 to 24 minutes. Both are presented here as a realistic range rather than a single fixed figure.
Sale & Rental Price Trends
Real Dubai Land Department sale transactions recorded on Propsearch.ae show studio apartments at Wavez by Danube selling in a range of roughly AED 400,000 to AED 540,000 for units around 406 to 407 sq ft, with sales recorded through July 2026. A one-bedroom apartment of 666 sq ft sold for AED 750,000 in the same period. Tanami Properties' current agency listing separately quotes a starting price of AED 596,550 for Studio and 1-Bedroom units, consistent with the top of this range.
Propsearch.ae's transaction ledger for Wavez by Danube also records several higher-value sales, around AED 1.48 million to AED 1.7 million, for ground-floor commercial shop units within the building's Wavez Avenue retail strip. Those are commercial, not residential, transactions and are excluded from this guide's residential pricing to avoid conflating retail and residential values.
Airbnb & Short-Term Rental Income Potential
Liwan is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Wavez by Danube specifically.
