Some portals credit V3 Tower’s development to Nakheel. Nakheel is genuinely JLT’s master community developer, the entity that planned and sold the district’s original plots, but Dubai Land Department transaction records and a DLD-linked project registry both tie this specific building to Sheikh Suroor Bin Mohd Alnehayan. Construction began in April 2006 and the tower was completed in November 2009, giving it one of the community’s longer documented rental histories. Sobha Realty Metro Station is the nearest Metro option, reachable in around 5 to 7 minutes by car or about a 15-minute walk, and DMCC Metro Station is a further short drive or walk away. Sheikh Zayed Road passes close to the building, giving easy access across the rest of Dubai.

By car, Dubai Marina and The Walk at JBR are around 5 to 15 minutes away, Palm Jumeirah roughly 10 to 12 minutes, Dubai Mall around 18 to 20 minutes, and Dubai International Airport roughly 25 to 28 minutes depending on traffic and route.

Genuine Dubai Land Department sale records for V3 Tower show one-bedroom apartments around 805 to 843 sq ft trading between about AED 950,000 and AED 1,075,000 across late 2025 and 2026, and two-bedroom apartments around 1,250 to 1,625 sq ft trading between about AED 1.4 million and AED 2.3 million over the same period.

Three-bedroom apartments of around 2,171 sq ft have sold for between roughly AED 3.32 million and AED 3.47 million.
