Trident Marinascape, Dubai Marina
Trident Marinascape is a twin-tower residential complex on the Dubai Marina waterfront, developed by Trident International Holdings and handed over to owners in December 2008. The complex pairs the taller Oceanic Tower with the shorter Avant Tower, plus a row of low-rise Marina Homes villas set behind the two towers. Royale Stays manages the setup, pricing and guest side of listing an apartment here for a fee starting from 15%.

About Trident Marinascape
Trident International Holdings began construction on Trident Marinascape in 2004 and completed the project in 2008, with owners receiving keys that December. Oceanic Tower rises 33 to 34 storeys depending on the source consulted, to a structural height of roughly 132 metres, while the shorter Avant Tower reaches 26 storeys at around 104 metres.
The same developer built three other towers nearby under the Trident name: Trident Grand Residence, Trident Waterfront and Trident Bayside, which is also marketed on some portals as Bayside Residence. Trident Marinascape is a separate project from all three, sharing only the developer and the Marina address, so it is worth keeping the four apart when researching the area.
Trident Marinascape's Oceanic Tower should not be confused with the separate, unrelated building 'Royal Oceanic' elsewhere in Dubai Marina, a different tower by a different name despite sharing one word.
Location & Nearby Landmarks
Trident Marinascape sits directly on Dubai Marina's waterfront promenade, within walking distance of the Marina Walk dining strip and Dubai Marina Mall, with the same beach and tram access as the rest of the Marina cluster. Royale Stays' Airbnb management guide for Dubai Marina covers this stretch of the waterfront alongside the rest of the area.
The complex sits close to three other Trident-built towers along the same stretch of the Marina, Trident Grand Residence, Trident Waterfront and Trident Bayside, all developed by the same company.
Unit Types
Oceanic Tower holds two and three-bedroom apartments alongside two three-storey penthouses, while Avant Tower contains 80 two and three-bedroom condominiums plus two further penthouses. Unit counts for Oceanic Tower itself are not broken out separately in public listing data, so this guide states the confirmed Avant Tower count rather than an estimated complex-wide total.
The complex's Marina Homes component adds a row of four-storey waterfront villas with private terraces and hanging gardens, confirmed as part of the same Trident Marinascape development by Bayut's own area guide for Marina Homes.
Amenities
Shared facilities across the complex include covered parking, a play area, a barbecue area, a swimming pool, a sauna, a Jacuzzi, a steam room and a gymnasium.
Some listings additionally describe a dedicated wellness centre with extra saunas, a yacht club and a banquet hall. Royale Stays has not independently verified every one of these extra claims, so owners should confirm the exact facility list with the building's management office before advertising a specific amenity to guests.
Rental & Price Trends
Dubai Marina apartments in this size range typically rent short-term for AED 150 to 350 a night depending on size, floor and view, and a well-managed one-bedroom in the area earns roughly AED 120,000 to 165,000 gross a year at 78 per cent occupancy, per Royale Stays' own Dubai Marina rental income guide. These are area-level figures rather than a building-specific Trident Marinascape number, since no public short-term-rental performance data exists yet for this exact complex.
Owners can run their own numbers with Royale Stays' ROI calculator before deciding whether to list a Marinascape unit short-term.
STR Income Potential
Short-term listings already exist inside the complex: at the time of this research, an Airbnb listing for a two-bedroom unit in Marinascape Oceanic was live, confirming genuine holiday-home demand in the building rather than assumed potential.
Trident Marinascape is a standard freehold residential complex rather than a hotel-branded or serviced-apartment building, so owners can apply for a DTCM holiday-home permit in the usual way.
