About The Valley by Emaar
The Valley by Emaar is a desert-themed, family-oriented master community developed by Emaar Properties, first unveiled in November 2019 at the junction of the Dubai-Al Ain Road (E66) and the Jebel Ali-Lehbab Road (E77), in the Al Yufrah 1 district on Dubai's southern growth corridor toward Al Ain. The community is built around a central Town Centre with shops, cafes, a farmers' market, parks and sports facilities, and is designed as a collection of townhouse and villa neighbourhoods set against open desert landscaping rather than a single tower or gated estate.
The Valley by Emaar should not be confused with Emaar's other, separate suburban communities such as Dubai Hills Estate or Arabian Ranches, or with unrelated places that happen to share the generic name "The Valley" outside the UAE, such as the town of The Valley in Anguilla. Throughout this guide, "The Valley by Emaar" or "The Valley, Dubai" refers specifically to this Emaar-developed community off Al Ain Road.
The first neighbourhood built was Eden, comprising three- and four-bedroom villas across three architectural collections Emaar named May Bell, Iris and Spruce. Several further neighbourhoods have since launched and recorded sales, including Alana, Elora, Elva, Farm Gardens, Nima and Rivera, mostly three- to five-bedroom villas and townhouses. In July 2024, Emaar announced a substantial second phase for The Valley, adding thousands of further residential units starting from around AED 3 million. As with any large, actively-selling master community, the newest phases are still under construction and their final scope has not fully settled, so this guide does not attempt to list every individual phase name.
Location & Connectivity
The Valley sits on the Dubai-Al Ain Road (E66), close to its junction with the Jebel Ali-Lehbab Road (E77), roughly midway between central Dubai and Al Ain. It is considerably further from the coast and the traditional tourist core (Downtown Dubai, Dubai Marina, Palm Jumeirah) than most of Royale Stays' current apartment service areas, a distance more comparable to DAMAC Hills and DAMAC Hills 2 than to the beachfront and downtown communities.
There is no Metro line serving The Valley directly. Owners and guests need a car or taxi to reach the wider city, the same trade-off found across most of Dubai's newer outer-corridor villa communities.
Rental Market and Short-Term Rental Context
Search interest in "The Valley by Emaar" runs into the tens of thousands of searches a month, but the results are dominated by villa sales and off-plan investment content: developer pages, property portals and social media posts about buying into the community, rather than short-term rental listings or STR aggregators. That is a normal pattern for a fast-selling, still-expanding villa community, and is not, on its own, a signal about short-term rental demand once units are owner-occupied or tenanted.

The Valley is organised into a growing number of named neighbourhoods rather than a single villa type. Neighbourhoods with confirmed, recorded sales activity include Eden (the original neighbourhood, in the May Bell, Iris and Spruce architectural styles), Alana, Elora, Elva, Farm Gardens, Nima and Rivera. Short-term letting in The Valley would be expected to follow the same DTCM holiday home permit route used across Dubai's other villa communities. Owners considering it should treat it as a genuinely new market rather than an established one: it does not yet have the built-up short-term rental track record of Royale Stays' current Palm Jumeirah, Marina, Downtown and Business Bay apartment portfolio, or of its established villa markets.
