About The Centrium, Dubai Production City

The Centrium, also marketed as Centrium Towers, is a four-tower freehold residential complex in Dubai Production City, formerly International Media Production Zone (IMPZ). It was developed by ETA Star Property Developers, with the four towers, Centrium 1, 2, 3 and 4, rising between 23 and 29 storeys, Tower 1 being the tallest. Construction began in the mid-2000s and the towers were handed over in phases during 2013 and 2014.

Across the four towers, The Centrium holds around 550 apartments in one, two and three-bedroom configurations. The complex has a freehold ownership structure, making it accessible to both end-user residents and investors, and sits within a self-contained pocket of Dubai Production City alongside other established residential developments.

Not to be confused with: The Centrium in Central, Hong Kong, a 41-storey, 189-metre commercial office skyscraper at 60 Wyndham Street, completed in 2001 and developed by Sino Group. The two buildings share only a name; they are unrelated developments on opposite sides of the world, one a Dubai freehold residential complex, the other a Hong Kong office tower.

Location & Nearby Landmarks

The Centrium sits within Dubai Production City, a self-contained mixed residential and media-industry community formerly known as IMPZ, accessible via Sheikh Mohammed Bin Zayed Road. The complex is close to City Centre Me'aisem, a community shopping mall, and within a short drive of established residential districts including Jumeirah Village Circle, Jumeirah Village Triangle and Jumeirah Golf Estates.

Families in the area have access to nearby schools including Sunmarke School (about 0.8 km) and Arcadia British School (about 1.2 km), both offering British and IB curricula. For a wider view of the area's short-term rental market, see Royale Stays' full guide to Airbnb property management in Dubai.

Airbnb & Rental Income Potential

Short-term rental activity already exists at The Centrium: listings for units in the complex appear on Airbnb (managed by a third-party agency) and on short-term rental aggregator platforms, evidence that Dubai Tourism-permitted holiday-home operation is already live in the building, though none of this reflects a current Royale Stays management relationship.

Dubai Production City is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at The Centrium specifically. ETA Star is a private real estate developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in any of the four towers.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.

Existing third-party short-term-rental activity is visible in a live Airbnb listing (airbnb.com/rooms/1212737680844165562, a Centrium Towers unit managed by a third-party agency) and a separate aggregator listing (airpaz.com) for a Centrium Towers penthouse; neither implies any Royale Stays involvement. No short-term-rental prohibition applies to ETA Star-developed, non-hotel-branded buildings.
