About The Atria

The Atria is a completed development in Business Bay, developed by Deyaar Properties and designed by Yoo Studio, founded by John Hitchcox and Philippe Starck. The project comprises two towers on one plot: a 30-storey residential tower with 219 apartments, and a separate 31-storey, four-star hotel-apartment tower branded Millennium Atria Business Bay, with 347 serviced apartments. Construction began in 2014 and the residential tower was completed in 2018.

Residential-tower apartments are sold on a freehold basis. Reported unit types across the residential tower range from studios (558 to 894 sq ft) up to three-bedroom layouts (2,004 to 2,464 sq ft), including select three-bedroom duplexes and two four-bedroom penthouses. The two towers share a central park-plaza atrium and ground-floor amenities.

Developer, design credit, storey counts and unit counts for both towers are cross-confirmed by Bayut's building guide (bayut.com/buildings/the-atria) and Construction Business News Middle East's 2018 completion press release (cbnme.com), both live-fetched 2026-09-10. Bayut's floor-plan section additionally lists studio units within the residential tower that cbnme's summary does not separately call out; both describe the same 219-unit, 30-storey tower, so this is presented as a disclosed range rather than a resolved single breakdown. Deyaar's own official property page (deyaar.ae) independently confirms developer and design credit but lists an inconsistent, templated-looking size range not used here. dxboffplan.com independently confirms the 30-storey figure and 2014 to 2018 construction dates but states an implausible unit count and a geographically impossible Burj Al Arab view claim, so its unit-count figure was not used.

Location & Nearby Landmarks

The Atria sits in Business Bay, close to Sheikh Zayed Road and the Dubai Creek. Burj Khalifa is roughly a 9-minute drive away, with The Dubai Mall also around 9 minutes and Dubai Bowling Center about 8 minutes.

Nearby residential buildings include Lake Central Tower, Westbury Residence and Opal Tower, with the Renaissance Downtown Hotel also close by. A Choithrams supermarket operates inside the residential tower itself, with Zoom, FMart, Phantasy, Better 1 and West Zone Fresh supermarkets nearby, plus restaurants including Kitchen6 (inside JW Marriott Marquis), Basta! by David Myers and Waka Restaurant (inside The Oberoi Hotel). Royale Stays already manages properties across Business Bay, including nearby towers such as Elite Business Bay Residence, Churchill Towers and AG Tower.

Location description, drive-time figures, nearby buildings, restaurants and supermarkets are single-sourced to Bayut's building guide, live-fetched 2026-09-10, not independently itemised by a second source but internally consistent and typical for a completed Business Bay tower of this class.

Unit Types

The residential tower's 219 apartments span studios through to three-bedroom layouts, with select three-bedroom duplexes and two four-bedroom penthouses: studios from 558 to 894 sq ft (5 layout types), one-bedroom units from 561 to 1,091 sq ft (11 layout types), two-bedroom units from 1,470 to 1,580 sq ft (3 layout types), and three-bedroom units from 2,004 to 2,464 sq ft (7 layout types). The separate hotel-apartment tower, Millennium Atria Business Bay, holds 347 serviced units spanning studios to three-bedroom duplex layouts, operated under its own hotel management.

Unit-type and size figures for the residential tower are sourced from Bayut's floor-plan breakdown, live-fetched 2026-09-10. Hotel-tower unit count and mix cross-confirmed by Bayut and cbnme.com.

Amenities

The Atria offers a shared infinity pool overlooking Burj Khalifa with a separate children's pool, a well-equipped gym, separate steam and sauna rooms for men and women, and a tennis court near the pool. The building includes three basement parking levels plus outdoor visitor parking, high-speed elevators in both towers, 24-hour CCTV and security staff, concierge services, a fire alarm and protection system and a power backup system. District cooling is supplied by Empower.

Amenity list is single-sourced to Bayut's building guide, live-fetched 2026-09-10, not independently itemised by a second source but internally consistent and typical for a completed Business Bay tower of this class.

Transportation & Access

The Atria sits close to Sheikh Zayed Road for direct car access across the city. XL Tower 1 and XL Tower 2 bus stops are a 3-minute drive away (Bus F14). Business Bay Metro Station is 6 minutes by car, and Burj Khalifa/Dubai Mall Metro Station is 7 minutes away. For tram access, Knowledge Village Tram Station is around 15 minutes away and Al Sufouh Tram Station around 16 minutes.

Transportation figures are sourced from Bayut's building guide, live-fetched 2026-09-10; no independent second source was fetched for these specific drive/walk times this session.

As area-level context, Business Bay apartments averaged AED 128,021 per year in rent in 2025, up 18.2% year on year, according to Bayut's market report. Service charges in Business Bay are broker-estimated at approximately AED 24 to 25 per sq ft per year.

Dubai Land Department sale records for The Atria itself, accessed via Propsearch's live transaction table, show individual recorded sales spanning roughly AED 610,000 for smaller units up to around AED 2,700,000 for larger units, with one much higher outlier transaction likely reflecting a duplex or penthouse sale. These are historical transaction records, not current asking prices.

Business Bay area-level rent and service-charge figures are the same convention values already used consistently across this cluster's sibling posts (Elite Business Bay Residence, DAMAC Reva Residences, Meera Tower), sourced to Bayut's market report and presented here explicitly as area-level context, not a building-specific claim for The Atria. Building-specific transaction figures are sourced from Propsearch.ae's live Dubai Land Department transaction table, fetched 2026-09-10.

STR Income Potential

As a Business Bay benchmark, Royale Stays' own area guide reports an average nightly rate of AED 766 across the district at 88% occupancy, with 2,200-plus active DTCM-licensed short-term rental listings already operating in the area.

By unit type, the same area guide reports a 1-bedroom averaging AED 473/night (about AED 12,879/month) and a 2-bedroom averaging AED 801/night (about AED 21,874/month), both at 88% occupancy. Deyaar Properties is a private, publicly listed developer, not a hotel brand, so there is no confirmed prohibition on short-term letting for freehold units in The Atria's residential tower. The complex's separate hotel-apartment tower, Millennium Atria Business Bay, is branded and operated as its own hotel, a distinct management arrangement not covered by this guide. Royale Stays can manage a freehold apartment in The Atria's residential tower for a fee starting from 15%, covering the DTCM permit process, pricing, guest communication and maintenance.

Business Bay benchmark figures (average nightly rate, occupancy, per-bedroom breakdown, active listing count) are taken from Royale Stays' own live Business Bay area guide (post_id 48728), live-fetched 2026-09-10 (HTTP 200). These are a district benchmark only and do not reflect any existing Royale Stays-managed unit at The Atria. No studio-specific benchmark exists in the area guide, so no studio nightly-rate figure is stated here.
